About The Position

Pan American Properties is seeking dependable, hardworking Painters and Painter's Assistants of all experience levels to join their roving Maintenance & Renovations team. This team supports multifamily apartment communities throughout the Los Angeles region, handling tasks from apartment turnovers and touch-ups to occupied-unit repairs and larger renovation projects. The ideal candidates are detail-oriented, work well with others, and are comfortable using technology for communication and work management.

Requirements

  • Valid California driver's license.
  • Reliable personal transportation.
  • Current automobile insurance.
  • Ability and willingness to travel regularly between assigned properties throughout the Los Angeles region.
  • Comfortable using a smartphone and technology-based systems throughout the workday for communication, work order management, scheduling, navigation, documentation, and other job-related functions.
  • Ability and willingness to learn new software, mobile applications, and digital processes as required.
  • Legal authorization to work in the United States; Pan American Properties participates in E-Verify.
  • Successful completion of required pre-employment screening.
  • Ability to safely perform the physical requirements of the position, including prolonged standing, walking, bending, kneeling, reaching, climbing, and regularly handling painting equipment and materials.
  • Ability to safely use ladders and other equipment required to complete assigned work.
  • Conversational English skills sufficient to understand work orders and safety instructions and communicate effectively in the workplace.

  • Entry-level candidates do not need extensive professional painting experience but should be dependable, hardworking, and eager to learn.
  • Candidates seeking placement at higher skill levels should have demonstrated experience with surface preparation, application techniques, finishing, touch-ups, and job-site cleanup.

Responsibilities

  • Prepare interior and exterior surfaces for painting, including cleaning, sanding, scraping, patching, caulking, masking, taping, and priming.
  • Apply paint and other finishes using brushes, rollers, sprayers, and other appropriate equipment.
  • Assist with or independently complete apartment turnover painting, touch-ups, repairs, and renovation projects.
  • Mix, match, and prepare paint to achieve consistent colors and finishes.
  • Protect flooring, fixtures, appliances, landscaping, and surrounding surfaces before beginning work.
  • Identify areas requiring additional preparation or repair to achieve a professional finished product.
  • Maintain clean, organized, and professional work areas throughout each project.
  • Set up and break down work areas, including drop cloths, ladders, equipment, and materials.
  • Clean, maintain, and properly store painting tools and equipment.
  • Assist other painters and maintenance team members as needed.
  • Support minor maintenance, repair, and property improvement projects when assigned.
  • Remove debris and leave work areas clean and ready for residents, prospects, or other team members.
  • Use mobile applications and digital work order systems to receive, review, manage, update, and complete assigned work orders.
  • Review work order details, property information, instructions, and schedules electronically.
  • Accurately document work performed, job status, materials used, and other required information.
  • Upload photos and other documentation when required.
  • Regularly monitor and respond to work-related messages, updates, and notifications.
  • Communicate electronically with Supervisors, Property Management teams, and other team members regarding job progress, scheduling, material needs, delays, or unexpected conditions.
  • Navigate between company systems and applications as needed to successfully manage daily assignments.
  • Learn and adapt to new company applications, technology, and digital processes as they are introduced.
  • Maintain timely and accurate digital records of assigned work.
  • Complete assigned work efficiently and according to company quality standards.
  • Follow all company safety procedures and use required personal protective equipment (PPE).
  • Safely handle, transport, use, and store paint, solvents, and other materials.
  • Interact professionally and respectfully with residents, Property Management teams, vendors, and coworkers.
