About The Position

The Maintenance Technician will perform general maintenance for the shopping centers and respond to service calls as needed. Site maintenance will include, general exterior repairs, policing and maintaining vacant spaces, common areas, utility closets and roofs, maintaining key inventory, scheduling fire alarm/sprinkler inspections and maintaining service records. The maintenance technician is also responsible for maintaining a stock of supplies and tools and submitting expense receipts as required. The maintenance technician will be responsible for supplies and fuel for the company truck that will be the means of transport from property to property and will have the truck serviced per the manufacturerâ€™s specifications.

Requirements

Ability to inspect exterior and interior of properties, including mechanical rooms, roofs, and stairwells.
Ability to perform physical tasks necessary for maintenance duties, including heavy lifting, working with hand tools, climbing ladders, crawling into and around equipment, reading instruments, and using computers.
Familiarity with building systems.
Proficient communication skills with Property Managers and Tenants.
Organizational Skills.
Understanding of accounting reconciliation of bills.
Effective Team Member.
Ability to evaluate conditions needing immediate attention and correct them or communicate to the Property Manager and follow direction.
3-5 years of relevant Commercial Site Management experience.
Valid Driverâ€™s License.
Ability to drive to properties and visit tenants.
Reliable transportation to the office and multiple properties in the Maryland or Northern Virginia area.

Responsibilities

Perform general maintenance for shopping centers and respond to service calls.
Conduct general exterior repairs.
Police and maintain vacant spaces, common areas, utility closets, and roofs.
Maintain key inventory.
Schedule fire alarm/sprinkler inspections and maintain service records.
Maintain a stock of supplies and tools and submit expense receipts.
Manage supplies and fuel for the company truck and ensure it is serviced per manufacturer specifications.
Supervise the repair, maintenance, and operation of assigned properties, utilizing contractor services.
Regularly inspect properties to ensure buildings are in good operating order and appearance.
Maintain building and site equipment for proper operation, troubleshooting, and repair, or call for third-party vendors.
Conduct daily reviews of assigned properties, including visual walk-throughs and completion of property review reports.
Communicate daily with the Property Manager about any problems or conditions at the properties.
Complete quarterly roof inspections, including cleaning debris from the roof.
Supervise and evaluate outside contractors for performance per specifications.
Respond on a 24-hour basis to any building emergencies.
Take necessary steps to safeguard or minimize damage to property during emergencies.
Monitor tenant improvements to ensure smooth transfer of responsibility from construction to management.
Ensure construction work is performed in accordance with company Policies and Procedures.
Supervise security functions for property protection.
Supervise fire and life safety annual inspections.
Control inventories and equipment conditions.
Complete maintenance on all vehicles and equipment needed for work at the centers.
Complete basic maintenance work including painting, sign repair and installation, and replacement of light bulbs.
Reconcile all billing receipts in a timely manner.
Participate in cross-training of other properties as assigned.
Assist property managers with obtaining bids and identifying scopes of work.
Perform other duties as assigned.
