About The Position

This position is for a multifamily property owner/developer. The job requires travel in the Oklahoma city area from Monday to Friday. Primary functions will include assisting site maintenance staff with work orders and unit turns as well as special projects. Position does require outside projects such as painting and pressure washing.

Requirements

  • Ability to meet productivity standards and complete work in a timely manner.
  • Ability to prioritize and plan work activities and use time efficiently.
  • Ability to work independently.
  • Knowledge and ability to use a variety of tools and equipment normally used in construction, maintenance and landscaping to include but not limited to hedge trimmer, power floor cleaner, pressure washer, carpet shampoo machine, paint sprayer, power drain cleaner, chain saw, key machine, and all chemical associate with maintenance and landscaping essential job functions.
  • Knowledge and prefer certification to perform all Heating and Cooling system repairs
  • Licensed to operate motor vehicles with auto insurance required.
  • Ability to effectively work with all types of people.
  • High school education or equivalent, trade school desired.
  • Has qualification and experience with heating, air conditioning and ventilation.
  • Experience in all areas of maintenance to include Electrical, Plumbing, HVAC, Appliance repair, painting, pressure spraying, drywall replacement/repair and general maintenance functions.
  • Three to five years of verifiable related experience.
  • Must have valid driver's license and automobile insurance

  • Previous supervisory experience preferred.

Responsibilities

  • Maintaining corporate warehouse, vehicles, tools, and equipment
  • Works with Site Managers in managing all maintenance staff, preventative maintenance related and capital improvement activities within an assigned property.
  • Exterior Painting on stairwells and other painting projects
  • Cover for staff in different locations in the Southeast
  • Responds to resident service requests, work orders and concerns as requested.
  • Special projects like pressure spraying breezeways and sidewalks
  • Assist in rehab projects to salvage, move, and store usable assets
  • Provides (or receives) on-going training of Maintenance Technicians through demonstration, seminars and publications whenever possible and applicable.
  • Responsible for taking the monthly maintenance supply inventory.
  • Respond and assist on weather related damage such as hurricanes and tornados.
  • Completes vacant apartment maintenance turnkey in accordance with Property Manager’s inspection.
  • Work with other maintenance site staff to ensure that he/she is aware of ongoing issues and the vacant unit make ready process.
  • Assist on major capital projects at sites as needed
  • Organize and maintain used appliance, HVAC, or other inventory including repairs
  • Maintains company tools, equipment and vehicles in properly working order.
  • Follows company policies and procedures for using appropriate safety equipment.
  • Assists daily in keeping the grounds and common areas free of trash and debris at all times.
  • Maintains company customer services standards at all times by maintaining a professional, courteous attitude when dealing with residents, co-workers and the general public.
  • Attends and participates in training seminars and online training as requested.
  • Attends and participates in regularly scheduled safety meetings.
  • Performs other duties as assigned.
