About The Position

WinnCompanies is seeking a Rotating Assistant Property Manager to join our team at Sterling Lofts, a 91-unit Low Income Housing Tax Credit (LIHTC) residential community located in Attleboro, MA. In this role, you will assist in the management of all aspects of the property, including leasing and Accounts Receivable, Accounts Payable, service requests, and customer service. This position will rotate between properties and locations on an "as-needed" basis, as determined by the RPM, RVP, DVP or EVP as appropriate. The pay range for this position is $26.00 to $28.00 per hour, depending on experience. The selected candidate will typically work: Monday through Friday, from 8:00 AM to 5:00 PM.

Requirements

  • High School diploma or GED.
  • Minimum of 1 year of tax credit experience, including hands-on file processing.
  • At least 1 year of leasing experience, including conventional and tax credit.
  • Less than 1 year of supervisory experience.
  • Ability to lead and manage leasing and renewal activity.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Experience with various computer systems, including Microsoft Office and Excel.
  • Solution-oriented with strong problem-solving skills.
  • Outstanding verbal and written communication skills.
  • Excellent customer service skills.
  • Superb attention to detail.
  • Willingness to learn and be trained.
  • Ability to multi-task in a fast-paced office environment.

Responsibilities

  • Monitor collections, post rent payments, enforce the collection policy and initiate legal action when required
  • Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, recertifications and negotiating lease renewals.
  • Provide exceptional customer service, respond timely to resident issues and complaints, and promote positive resident relations.
  • Under the supervision of the Property Manager, assist in all facets of physical and financial Management as needed and assigned.
  • Act as Property Manager in absence of the Manager for specified amounts of time.
  • Prepare financial reports for the Property Manager as well as resident correspondence, and recertification notices.
  • Monitor the flow of accounts payable from issuing purchase orders to processing invoices.
