Revenue Manager

Landing•Birmingham, AL
•$75,000 - $80,000•Onsite

About The Position

We are hiring a Revenue Manager to own RevPAR for a region of our portfolio. You'll have a set of markets and units, and you'll be responsible for pricing, length-of-stay strategy, channel mix, and promotions across them. This role comes with real decision authority early in your career. You'll review the data, make a call, and check whether it worked. The people who do well here spot problems in their region early and move quickly to fix them.

Requirements

  • One to two years in a formal revenue management program at a hotel, airline, or revenue management firm (e.g., Marriott, Hilton, Hyatt, IHG, Delta, United, American, or similar).
  • Proficiency in revenue management concepts such as pace, pickup, comp sets, and displacement.
  • Strong spreadsheet skills and data analysis capabilities; ability to identify and troubleshoot data discrepancies.
  • AI fluency (e.g., daily use of tools like Claude or eagerness to learn).
  • Demonstrated agency: ability to tackle unclear problems with incomplete data, make swift decisions, and act decisively.
  • Comfort with performance metrics and accountability, as RevPAR results are company-wide.
  • Willingness to relocate to Birmingham, as the role is office-based and works closely with the pricing team.

Responsibilities

  • Manage Regional RevPAR: Rate and occupancy for your markets against plan.
  • Develop Pricing Strategies: Rate decisions for your markets based on comp sets, seasonality, and local events.
  • Optimize Length of Stay: Manage the right mix of short and long stays in each market, including minimum-stay rules, extension pricing, and monthly rates.
  • Oversee Channels: Manage direct vs. OTA positioning, rate parity, and promo participation for your region.
  • Address Underperforming Units: Identify apartments that are falling behind, determine the cause (price, photos, location, or asset quality), and collaborate with the local GM and supply team to implement solutions.
  • Manage Forecast and Pace: Provide a weekly outlook of your region's performance, track changes, and outline action plans.
  • Communicate Partner Questions: Clearly explain pricing decisions to GMs and property partners in straightforward language.

  • $80,000 base salary + OTE

  • Comprehensive benefits: Medical, Dental, Vision, Life and AD&D, Disability, Mental Health, Pet, Commuter, and FSA or HSA
  • 401(k) plan and access to ImmediatePay
