About The Position

Bear Property Management (Bear Property Management [https://www.bearpropertymanagement.com/]) is looking for a Revenue Manager to join our team and make a meaningful impact across our affordable housing communities. In this role, you’ll help ensure rents are set accurately, subsidies are fully captured, and revenue is protected across the portfolio, with a strong focus on LIHTC and other income-restricted programs, including HUD Section 8 Project-Based Vouchers. You’ll work closely with operations and compliance teams to improve rent collection, reduce revenue leakage, and support compliance processes. You’ll also help ensure marketing and leasing information is accurate and consistent across all platforms, playing a key role in driving strong financial performance while supporting the mission of affordable housing.

Requirements

  • 3+ years experience in property management revenue operations.
  • Strong knowledge of LIHTC rules and rental assistance programs.
  • Proficiency with RealPage, using Onesite and Business Intelligence
  • Strong analytical and reporting skills.
  • Excellent communication abilities.
  • High attention to detail and process discipline.

Responsibilities

  • Monitor and improve portfolio revenue KPIs including collected rent, delinquency rates, bad debt, vacancy loss, write‑offs, and rent loss.
  • Ensure rents are set correctly by unit type, income tier, utility allowance, and program rules.
  • Validate rent roll accuracy and resident charges and correct discrepancies promptly.
  • Partner and communicate with site teams to evaluate rent increases, lease renewals, and transfers consistent with regulatory requirements.
  • Host daily calls to collaborate interdepartmentally for best performance results.
  • Present findings and recommendations to Senior Leadership and other valuable partners.
  • Lead delinquency management strategy across properties.
  • Develop standardized collection workflows and payment plan practices.
  • Identify systemic drivers of non‑payment and implement corrective processes.
  • Ensure marketing strategy aligns with occupancy and revenue goals.
  • Oversee unit availability and advertised pricing to ensure compliance.
  • Validate websites, listings, and profiles for accuracy.
  • Coordinate, approve, and monitor concessions across properties.
  • Track concession ROI to reduce vacancy loss.
  • Produce weekly and monthly reporting on revenue trends.
  • Create targeted performance recovery plans.
  • Support budget and reforecast processes.
  • Maintain oversight of property management software workflows.
  • Train site staff on revenue‑critical workflows.
  • Create reports summarizing property performance and other metrics.
