About The Position

Hirewell has partnered with a growing real estate investment firm to hire a Revenue Manager to lead pricing and revenue strategy across a multi-market multifamily portfolio in the Tampa area. This is a high-visibility role working closely with senior leadership to optimize rent growth, occupancy, and overall asset performance. This position is hybrid (3 days in office) and requires residence in the Tampa, FL area or willingness to relocate.

Requirements

  • Bachelor’s degree in Business, Finance, Real Estate, Economics, or a related field (or equivalent experience).
  • 3+ years of experience in hospitality or multifamily management, pricing strategy, or asset performance analysis.
  • Strong financial and analytical skills, including comfort with tools such as Excel pivot tables and database queries.
  • Proven ability to interpret market data and translate it into strategic revenue actions.
  • Experience partnering closely with Operations, Asset Management, and Marketing teams.

Nice To Haves

  • Hands-on experience with revenue management platforms (e.g., REBA Rent, LRO, AI Revenue Management) strongly preferred.

Responsibilities

  • Own revenue strategy for a sizable multifamily portfolio (7,000–10,000 units), balancing rent growth, occupancy, leasing velocity, and effective rent.
  • Evaluate property performance vs. budget, forecast, and market benchmarks, recommending corrective actions where needed.
  • Adjust new lease and renewal pricing, amenity values, lease terms, and parameters based on market conditions.
  • Review and validate pricing recommendations from revenue management models, using sound judgment to approve or override.
  • Clearly communicate revenue management concepts to field and regional leaders to drive adoption and buy-in.
  • Own concession strategy across the assigned portfolio, including structure, duration, and positioning.
  • Assess the impact of concessions on leasing velocity, occupancy, and effective rent.
  • Determine when to introduce, adjust, or remove concessions based on demand and competitive dynamics.
  • Monitor market trends, supply and demand, and competitor activity in key submarkets.
  • Conduct submarket and competitive positioning analyses to inform pricing decisions.
  • Develop internal and external benchmarks and use them to assess portfolio performance.
  • Provide data-backed strategic recommendations to leadership based on market insights.
  • Analyze core metrics such as occupancy, leasing velocity, renewal retention, rent growth, days vacant, and concession exposure.
  • Perform operational data analysis to identify revenue risk and opportunity across the portfolio.
  • Build and deliver recurring reports and ad hoc analyses that provide visibility into revenue performance and trends.
  • Translate complex data into clear, actionable strategies for operations and leadership teams.
  • Partner with Operations, Asset Management, and Marketing to align revenue strategy with portfolio and market objectives.
  • Communicate pricing strategies, key insights, and recommended actions to regional and property leadership.
  • Lead or facilitate revenue strategy discussions and performance reviews with operational leaders.
  • Oversee effective use of revenue management systems and pricing models.
  • Ensure systems are calibrated to reflect current market conditions and portfolio strategy.
  • Use strategic judgment when validating or overriding system-generated recommendations.
  • Identify opportunities to improve pricing, concession management, and revenue processes; help build tools, workflows, and analytics that enhance decision-making and performance.
