The Residential Service Coordinator is responsible for tracking maintenance service requests and related follow-up activities, handling service and leasing related phone calls, and overseeing the inputting of maintenance requests into the computer system. This role receives routine resident service requests, records them, and determines the priority of response time in compliance with Fair Housing and State laws. The coordinator collects data and maintains weekly and monthly maintenance reports, and coordinates the turnover schedule for painting, cleaning, punch-out, floor replacement, carpet shampooing, and any other maintenance work required to return an apartment to market condition. They communicate the make-ready schedule to the Property Manager & Maintenance Supervisor, enter market-ready apartments into Yardi, and schedule appointments with residents requiring maintenance from third-party vendors. The role involves following up with residents after work completion to ensure satisfaction, conducting service satisfaction surveys, and maintaining and monitoring keys and the key log according to policy. Additionally, the Residential Service Coordinator has oversight of the mailroom and package lockers, is responsible for mold awareness and prevention, and complies with Fair Housing and State Requirements. They maintain accurate records of all preventative maintenance performed on the property, support team efforts with injury-free initiatives and OSHA compliance, and act as a liaison between the Maintenance and Leasing teams. The position also involves planning and executing monthly/quarterly resident events and performing all other duties at the request of the Property Manager. Flexibility in work schedule may be required periodically to maintain business needs.
