Requirements

  • 2+ years of previous residential property management or related experience preferred.
  • Previous supervisory or team leadership experience strongly preferred.
  • Experience in residential property management is highly preferred.
  • Strong leadership, decision-making, and problem-solving skills.
  • Excellent communication and interpersonal skills.
  • Demonstrated sales, leasing, and customer service abilities.
  • Strong organizational and multitasking skills.
  • Ability to prioritize work and meet deadlines in a fast-paced environment.
  • Proficiency in Microsoft Office and basic computer applications.
  • Experience with property management software; Rent Manager experience preferred.
  • Strong data-entry, telephone, email, and administrative skills.
  • Ability to operate within established budgets and purchasing guidelines.
  • Ability to handle resident concerns professionally and resolve issues effectively.
  • Strong attention to detail and follow-through.
  • Ability to work independently while also functioning effectively as part of a team.
  • Positive, professional, and solutions-oriented attitude.
  • Working knowledge of Fair Housing regulations strongly preferred.
  • Satisfactory background checks, a valid driver's license, and Motor Vehicle Record (MVR) checks are required.

Responsibilities

  • Lead, train, coach, supervise, and support the continued professional development of on-site employees.
  • Implement and ensure compliance with company policies, procedures, and applicable regulations.
  • Maintain accurate and up-to-date resident files, records, and documentation.
  • Build positive relationships with residents and provide responsive, professional customer service.
  • Address resident concerns and property issues promptly and effectively.
  • Oversee leasing activities, resident retention, move-ins, move-outs, and unit turnover.
  • Review and approve lease applications and ensure lease documents and related paperwork are completed accurately and timely.
  • Coordinate with maintenance personnel to ensure work orders, unit turns, preventative maintenance, and property needs are addressed efficiently.
  • Maintain professional relationships with vendors, suppliers, contractors, and internal departments.
  • Conduct regular property inspections to maintain curb appeal, cleanliness, safety, and overall property standards.
  • Develop and implement marketing and leasing strategies to maximize occupancy and generate revenue.
  • Monitor occupancy, leasing activity, renewal rates, and other key performance indicators.
  • Develop resident retention strategies designed to improve satisfaction and reduce turnover.
  • Gather and compile information for market surveys and monitor competitive market conditions.
  • Prepare budgets, financial reports, and other property-related reports as required.
  • Monitor expenses and purchasing to ensure compliance with established budgets and company guidelines.
  • Ensure administrative responsibilities, reporting requirements, and deadlines are completed accurately and timely.
  • Maintain compliance with Fair Housing regulations and other applicable laws and company requirements.
  • Represent Rookwood Properties in a professional manner with residents, employees, vendors, and the community.
