About The Position

Pan American Properties, Inc. is seeking an experienced, dependable Maintenance Technician to join our Pacific Pines Village team. This role supports three neighboring apartment communities and requires the successful candidate to reside in a designated 2-bedroom, 2-bathroom apartment on-site as a condition of employment. This is not an entry-level position; we are looking for a technician who can work independently, troubleshoot confidently, communicate professionally, and take ownership of their work and the resident experience. The ideal candidate takes pride in solving problems correctly the first time, moves with urgency and accountability, communicates proactively, enjoys working independently while still being part of a supportive team, and wants to build a long-term career.

Requirements

  • 3-5+ years of hands-on maintenance experience preferred
  • Strong working knowledge across multiple maintenance trades
  • Ability to independently diagnose, troubleshoot, and complete repairs
  • Must be willing and able to reside on-site at Pacific Pines Village as a condition of employment
  • Valid California Driver's License with an acceptable driving record
  • Reliable personal vehicle and active automobile insurance
  • Ability to safely operate hand tools, power tools, ladders, and maintenance equipment
  • Basic computer and smartphone proficiency
  • Ability to read, understand, and complete maintenance documentation
  • Ability to successfully pass a background check and drug screen

Nice To Haves

  • Residential or multifamily maintenance experience
  • Experience in plumbing, electrical, appliance repair, HVAC diagnostics and repair, drywall and painting, lock changes and rekeying, unit turns and apartment make-readies, preventive maintenance
  • Experience using electronic work order systems
  • Industry certifications such as HVAC, EPA, CPO, OSHA, Fair Housing, Electrical, or Plumbing

Responsibilities

  • Diagnosing and completing maintenance work orders efficiently and accurately
  • Troubleshooting plumbing, electrical, appliance, HVAC, and general maintenance issues
  • Performing unit turns and apartment make-readies
  • Completing preventive maintenance and routine property inspections
  • Maintaining accurate work order documentation and maintenance records
  • Communicating professionally with residents and team members
  • Identifying maintenance concerns before they become larger problems
  • Maintaining clean, organized maintenance areas
  • Supporting overall property operations and resident satisfaction
