About The Position

Mark IV Enterprises is seeking an experienced Residential Maintenance Technician to join their team. This role involves keeping apartment communities safe, comfortable, and well-maintained. The technician will be responsible for troubleshooting and repairing various systems, handling apartment turnovers, and ensuring properties are in top condition. Requirements

At least 2 years of residential or commercial property maintenance experience
Working knowledge of HVAC, plumbing, electrical systems, and general construction equipment
Your own set of tools
Confidence using hand and power tools, with a strong understanding of their safe operation
Ability to use a mobile maintenance app to access and complete work orders
Ability to work independently with minimal supervision and follow written and verbal instructions
Ability to perform the physical demands of the job, including lifting, pushing, and pulling heavy items
Knowledge of applicable OSHA requirements and a commitment to safe work practices
A valid New York State driver's license and reliable transportation
Strong communication skills and a professional, service-minded approach

Responsibilities

Perform preventative HVAC maintenance and install, connect, and adjust thermostats, humidistats, and timers.
Diagnose and resolve plumbing issues, complete minor electrical repairs, and handle general maintenance needs.
Complete apartment turnovers and ensure homes are clean, functional, and ready for move-in.
Install and maintain air filters, smoke detectors, carbon monoxide sensors, shelves, closet rods, hooks, molding, and other fixtures.
Maintain tools and equipment, keep maintenance inventory stocked, and assist with moving equipment or furniture.
Manage assigned work orders, communicate with supervisors, residents, and coworkers, and collaborate with other maintenance team members.
Participate in emergency-only, 24-hour on-call rotation approximately every fourth week, with additional overtime as needed.
