About The Position

Kemper Development Company is seeking individuals with a strong work ethic, dependability, respectfulness, productivity, and good teamwork skills to join their team as a Residential Maintenance Engineer. This role involves performing repair and maintenance duties for residents of Two Lincoln Tower on a 24/7 basis. The position requires a high degree of independence and initiative in performing engineering-related tasks, including appliance repair, light carpentry, plumbing, and electrical work. The engineer must be steady, dependable, work under pressure, and adapt to changing schedules for emergencies. A strong customer service orientation is essential, as the role is an integral part of the Customer Service Team. English reading, writing, and verbal communication skills are required. The role also demands the display of essential attributes such as luxury customer service, integrity, honesty, teamwork, strategic thinking, reliability, ambition, insightfulness, respect for others' viewpoints, kindness, decisiveness, loyalty, and dependability.

Requirements

  • Ability to operate company equipment as needed. (Training and safety certification required.)
  • Ability to work safely in accordance with safety procedures and wear all issued personal protective equipment per WISHA/OSHA regulations.

  • Occasionally subject to be on call 24/7, using a company issued cell phone and/or electronic communication device(s) that may be issued.
  • Ability to function well under stress, maintaining composure and reflecting a professional demeanor while coordinating his/her efforts over two-way radio in emergency situations.
  • Strong team building skills.
  • Computer proficiency in applicable programs, including Microsoft Office.
  • High School Diploma or GED required.
  • 3-5 years related experience and/or training with mechanical, electrical, hydraulic equipment, construction, and plumbing.
  • Proficiency in English Language, written and verbal.
  • Must possess a valid Driver’s License with no major or continuing driving offenses that demonstrate a lack of concern for safety in the last 5 years.

Nice To Haves

  • Some college degree or trade school is preferred.
  • High end residential and/or hospitality experience preferred.
  • 1 -2 years of customer service experience preferred.
  • Hospitality background is a plus.
  • College and/or trade schoolwork may be substituted for the work experience requirement on a semester for six months basis.

Responsibilities

  • Welcome and acknowledge every resident and guest with a smile, eye contact, and a friendly verbal greeting, using names when possible.
  • Anticipate services needed by asking questions to better understand needs and by watching/listening to preferences and acting on them whenever possible.
  • Actively listen and respond positively to questions, concerns, and requests to resolve issues, delight residents, and build trust.
  • Performs repair or general maintenance work inside residential units and buildings including electrical, carpentry, plumbing, dry wall repairs, masonry, painting, and grounds maintenance.
  • Responds to trouble calls, customer complaints, equipment failures, and work requests performing general repairs as needed.
  • Diagnoses and performs minor and routine maintenance/repair in a timely and professional manner.
  • Assures all service requests are completed daily.
  • Repairs and maintains plumbing, replacing defective washers, replacing, or mending broken pipes, and opening clogged drain, clearing away debris after completion.
  • Performs general equipment and mechanical checks, as well as roof repairs and tracking down leaks.
  • Assists with special event set-up including moving furniture, equipment and display models as needed by the Marketing Department and arranging/placing per map/diagram or as verbally requested.
  • Documents all service calls, providing legibly written paperwork as required/requested or type accurate entries into computer-based building management program(s) such as Building Engines via electronic hand-held device or computer workstation.
  • Observes all safety procedures, making certain that hazardous waste is properly handled and disposed.
  • Secures and maintains service and parts inventory as directed.
  • Follows up on unresolved customer interactions and transactions, recording details including actions taken.
  • Prioritizes and manages his/her daily workload to ensure successful completion.
  • Works directly and collaboratively with other members of the engineering team, company employees, vendors, and contractors.
  • Handle sensitive issues with employees, residents, and guests with tact, respect, diplomacy, and confidentiality.
  • Support all co-workers and treat them with dignity and respect.
  • Develop and maintain positive and productive working relationships with other employees and departments.
  • Partner with and assist others to promote an environment of teamwork and achieve common goals.
  • Works collaboratively in support of the Engineering team’s budgetary goals. Seeks permission prior to expending company funds and maintains necessary receipts in support of all purchases.
  • Participates as a required member of the “Emergency Response Team”, working collaboratively with internal departments during emergencies, as well as local and state agencies.
