About The Position

About the Position: Open Date: March 30, 2026 Closing Date: Until filled (Application screenings will begin after April 6, 2026) Who May Apply: OPEN (Must be eligible to work in the U.S.) POSITION TITLE: Residential Maintenance Assistant W-H Class: Non-Exempt Hrs/Wk: 40 hrs NTE 9 months (Seasonal) REPORTS TO: Sr. Maintenance Manager DEPARTMENT: Maintenance JOB SUMMARY: Assists with the performance of basic maintenance and repair tasks for buildings and grounds. May be responsible for providing support to other skilled workers on general building/facility maintenance projects, including preventive and scheduled maintenance and inspections. The incumbent may be required to work under hazardous and adverse conditions, with appropriate protection, such as sleet, snow, heat, cold, dust and dirt.

  • General knowledge of public housing/ HUD programs.
  • Ability to read and write in English.
  • Knowledge of tools and methods to be used in a wide range of building maintenance.
  • Knowledge of occupational hazards and safety measures.
  • Ability to understand and carry out oral and written instructions.
  • Ability to work in hazardous and adverse conditions, such as sleet, snow, heat, cold, dust and dirt, as well as cramped quarters and high places known to this Authority.
  • Ability to lift heavy objects into and out of trucks, or other carriers using appropriate equipment and safety precautions.
  • Ability to determine work methods and techniques for accomplishing assigned tasks.
  • Ability to arrive at work punctually and maintain good attendance record.
  • Ability to establish and maintain effective and courteous working. relationships with staff, residents, and persons outside the Authority.
  • Ability to be on-call after hours and weekends, as needed.
  • Ability to be insured under the Authority’s vehicle policy
  • Ability to be covered under the Authority’s fidelity bond .
  • Must be able to perform work both indoors, outdoors, withstand physical exertion from bending, stooping, standing, and walking on rough terrain and inspecting housing development sites and facilities.
  • Must be able to move through property and facility to diagnose building issues and identify areas needing repair or maintenance.
  • Must be able to lift 25 pounds at a time.
  • Must be able to perform the essential duties of this position with or without a reasonable accommodation.

Nice To Haves

  • High School Diploma or equivalent (G.E.D.) (Preferred)
  • One year of verifiable building or apartment maintenance, grounds experience, general trades, or mechanical maintenance experience is preferred.

Responsibilities

  • Maintains strict adherence to HUD, NSPIRE (formerly REAC), and Housing Authority policies, with a focus on health, safety, and habitability standards.
  • Demonstrates continuous safety awareness and ensures compliance with OSHA, HUD, and agency safety protocols.
  • Conducts routine and preventative unit, building, and site inspections in accordance with NSPIRE standards to identify deficiencies requiring correction.
  • Assists in identifying and addressing life-threatening and severe deficiencies (e.g., electrical hazards, inoperable smoke detectors, blocked egress).
  • Performs and documents smoke detector testing and maintenance in compliance with HUD and manufacturer requirements, maintaining accurate inspection logs.
  • Completes monthly utility meter readings and maintains documentation in accordance with agency reporting and internal control procedures.
  • Conducts quarterly inspections of mechanical systems, including water heaters and furnace rooms, to identify leaks, mold/mildew, or operational concerns impacting unit habitability.
  • Supports preventative maintenance of heating and ventilation systems (e.g., convectors), including inspections, cleaning, and filter replacement.
  • Performs inspections of unit interior and exterior components, including windows, doors, locks, and egress pathways, ensuring compliance with safety and security standards.
  • Inspects appliances and plumbing fixtures (sinks, piping, refrigerators, stoves, ovens) to ensure proper working condition and compliance with HUD habitability requirements.
  • Conducts GFCI outlet testing and other basic electrical safety checks to ensure compliance with NSPIRE electrical standards.
  • Completes and documents inspections using HUD NSPIRE/REAC-aligned checklists, ensuring deficiencies are properly reported and tracked for correction.
  • Assists with vendor coordination and oversight, including accompanying contractors during pest control, inspections, and other contracted services, ensuring work aligns with HUD requirements.
  • Supports agency compliance efforts related to preventative maintenance, inspection readiness, and PHAS performance indicators.
  • Performs other related duties as assigned in support of property condition standards, occupancy readiness, and operational efficiency.
