About The Position

Edgewood Properties is a leading real estate development and property management company with a growing portfolio. We are seeking a Full-Time Resident Specialist for our luxury apartment complex, Kensington Place, in East Brunswick, NJ. The Resident Specialist acts as a key link between the leasing office, maintenance team, and residents, ensuring smooth daily operations and fostering strong resident relationships. This role involves managing resident feedback, coordinating service requests, maintaining communication with the maintenance team for timely repairs, overseeing renters insurance compliance, handling lease renewals, and organizing move-ins and move-outs. Additionally, the Resident Specialist will assist with community event planning and budgeting, manage the clubhouse and amenities, and engage residents through various platforms. This position is crucial for the efficient operation and welcoming atmosphere of the community.

Requirements

  • Basic understanding of maintenance coordination and lease management.
  • Basic MS Office knowledge.

Responsibilities

  • Interact with residents daily and record their status in RealPage.
  • Monitor and respond to resident feedback via J Turner, addressing work order surveys and internal satisfaction surveys.
  • Print, review, and assign timeframes for daily service requests in collaboration with the maintenance team, ensuring Permission to Enter (PTE) is documented.
  • Maintain ongoing communication with the maintenance team regarding task progress and appointments, and follow up with residents on service timelines.
  • Regularly review the renewal report, contact residents with upcoming lease expirations, and process lease renewals with necessary documentation.
  • Document reasons for resident move-outs and explore strategies to retain residents.
  • Set expectations for the resident's move-out process, including fees, MTM charges, PMOIs, inspections, and final day operations.
  • Review and ensure all residents have current renters’ insurance per community policies, communicating with non-compliant residents and the community manager regarding non-compliance fees.
  • Participate in unit walk/turn processes to assess readiness for new or departing residents and assist in scheduling unit turns.
  • Assist with the planning and budgeting of community events in collaboration with the Community Manager and Concierge team.
  • Maintain an updated community calendar, scheduling key events like move-ins/outs and inspections.
  • Engage with residents through ActiveBuilding and celebrate personal milestones.
  • Ensure the clubhouse and amenities are well-maintained, stocked, and regularly cleaned, and coordinate replenishment of refreshments and supplies.
  • Regularly update the community's social media platforms with content showcasing the community lifestyle and promoting available units.
  • Track and order office supplies within the assigned budget.
