About The Position

The Resident Manager is responsible for the daily operations of assigned apartment buildings. This includes tasks related to leasing, administrative duties, light maintenance, cleaning, and providing excellent customer service to tenants. The role is a full-time, live-in position with a rotating schedule that requires weekend availability and on-call duty. The compensation includes an annual salary, a provided apartment, utilities, parking, a monthly bonus, and extended health and dental benefits.

Requirements

  • High school diploma or a minimum of five (5) years of relevant experience.
  • Valid driver’s license with a satisfactory driving record and automobile insurance may be required.
  • Computer skills (Word, Excel, e-mail/web) are required.
  • Ability to lift 50lbs, bend, push and pull as well as go up and down stairs.

Nice To Haves

  • Knowledge of regional policies, industry standards; municipal by-laws; and Applicable provincial legislation (including Residential Tenancy Act, Building Codes including Fire Codes, the Occupational Health and Safety Act) is an asset.

Responsibilities

  • Advertising and showing units to prospective tenants, answering rental inquiries, processing applications, assisting with credit reference checks, emailing documents to Head Office for approval, and tracking rental activity.
  • Overseeing rent collection, tenant follow-up, handling rental inquiries, showing units, completing reference checks, delivering notices, being available for working hours and emergencies, and organizing tenant events.
  • Maintaining fire safety logbooks, updating fire safety plans, completing paperwork, and reviewing rent rolls for accuracy in rent collections, and participating in audits.
  • Performing clerical tasks such as organizing receipts, quotes, and purchase orders, and handling administrative duties like email responses, incident documentation, and faxing.
  • Handling cleaning and maintenance tasks, including cleaning common areas, managing maintenance requests, performing small repairs, and overseeing contractors to ensure the property is free from garbage.
  • Completing outdoor seasonal cleaning such as raking grounds, caring for flower beds, snow shoveling and salting walkways, performing small repairs, and minor maintenance as needed.
