About The Position

GSF Properties Inc. is looking for a Resident Manager in Bakersfield, CA, to join a dynamic property management team. In this role, you will lead and oversee a new construction lease-up community, beginning with 42 units in Phase I and expanding to 102 total units in Phase II. The ideal candidate will bring prior lease-up and multifamily experience, with a strong understanding of property operations, marketing, and occupancy growth. You will be responsible for driving leasing activity, ensuring operational excellence, maintaining the physical asset, and achieving the financial goals of ownership. This position also requires strict adherence to all regulatory requirements and company policies while delivering an exceptional resident experience. This position is scheduled Monday through Friday, 8:00 AM to 5:00 PM, with weekends as needed. Flexibility is required, as the schedule may vary based on the needs of the community. The starting pay rate is $21.00-22.00 per hour, based on experience, and includes a two-bedroom apartment and benefits.

Requirements

  • 2+ years of multifamily property management experience, including lease-up experience preferred
  • Strong marketing background with experience in outreach, lease-up strategies, and resident engagement
  • Highly organized with excellent time management and ability to meet deadlines in a fast-paced environment
  • Strong communication skills with attention to detail and the ability to multitask effectively
  • Experience with budgeting, financial reporting, and expense management
  • Strong critical-thinking skills and a solid understanding of Fair Housing and resident relations, with the ability to take appropriate action
  • Customer-focused with a commitment to delivering an exceptional resident experience
  • Flexible schedule with the ability to adapt to changing lease-up demands and community needs
  • Availability Monday–Friday: 8:00 AM–5:00 PM
  • Weekends as needed

Responsibilities

  • Drive leasing success through lease-up execution, maximizing occupancy and supporting retention
  • Partner with the Portfolio Manager on rent strategy, renewals, and revenue growth
  • Adapt quickly in a fast-paced environment, flexing priorities to meet community needs
  • Ensure smooth move-ins, move-outs, and make-ready readiness at all times
  • Lead marketing efforts, including online presence, reputation management, and outreach
  • Maintain exceptional property standards, curb appeal, and overall community condition
  • Respond to resident needs quickly, delivering top-tier customer service and conflict resolution
  • Collaborate with maintenance for efficient repairs, turns, and preventative upkeep
  • Support budgets, vendor management, and capital projects to meet financial goals
