We are seeking a dedicated and service-oriented Full-Time Resident Manager to join our team. In this role, you will be at the heart of our communities ensuring properties are well-managed, residents are supported, and operations run smoothly.

Requirements

  • LIHTC certification preferred
  • Strong attention to detail and organization
  • Ability to manage multiple priorities effectively
  • Excellent written and verbal communication skills
  • Strong math and analytical skills
  • Knowledge of Fair Housing laws and California regulations
  • Proficiency in Microsoft Word and Excel (Yardi/Access a plus)
  • For supportive housing: experience working with formerly unhoused or special needs populations preferred
  • High school diploma/GED required; some college preferred
  • Minimum of 2 years of onsite Resident Manager experience in affordable housing
  • Leasing experience required
  • Daily property inspections and walking the grounds
  • Exposure to outdoor elements
  • Ability to lift, push, or pull up to 25 pounds
  • Ability to maneuver trash bins and equipment
  • Travel within Santa Monica and West Los Angeles properties
  • Occasional travel for trainings and seminars
  • Valid California driver’s license, insurance, and acceptable driving record required
  • Applicants MUST MEET mandated housing income qualification per funding regulatory agreements for consideration for the position.

  • A high school diploma/GED and/or equivalent work experience
  • Some college coursework preferred
  • 2 years’ experience as an onsite resident manager with affordable housing programs preferred
  • Travel primarily in Santa Monica and surrounding areas to visit properties in the Community Corp. portfolio, including visiting the corporate office.
  • There will also be occasional travel outside the City for trainings and seminars.

Responsibilities

  • Collect and post rent, manage adjustments, enforce leases and community rules, support move-ins/move-outs, respond to resident concerns, responsible for processing monthly rent in a timely accurate manner and deliver excellent customer service to residents, staff, and vendors
  • Income-qualify applicants, lease vacant units, process recertifications, and ensure full compliance with LIHTC, HCD, LAHD, Section 8, and Fair Housing requirements; prepare and maintain accurate, audit-ready files and documentation
  • Maintain rent journals and resident records, prepare notices, complete lease-up, quarterly, and annual reports, and ensure all documentation is accurate, timely, and compliant
  • Conduct daily property walks and inspections, maintain curb appeal, coordinate and follow up on maintenance requests, oversee shared spaces (if applicable), and document/report incidents
  • Communicate regularly with Property Supervisor, assist with audits and compliance reviews, support cross-property operations, and help train new Resident Managers
  • Respond to after-hours emergencies, reside onsite if required, and perform additional duties as assigned
  • Oversee daily operations of supportive housing communities
  • Act as a liaison between residents, case managers, and service providers
  • Promote resident well-being and housing stability
  • Collaborate with partners such as LAHD, LAHSA, and CES
