About The Position

The Resident Manager is responsible for maintaining the general premises of the property in a clean, orderly, and safe condition. This includes daily property walks, checking and cleaning common areas and amenity spaces, documenting and reporting maintenance needs, and enforcing house rules. The role also involves responding to resident issues and concerns promptly, preparing required records and reports, and handling emergency situations such as plumbing or gas leaks, and power outages.

Responsibilities

  • Perform two separate property walks every day to maintain the general premises in a clean, orderly, and safe condition.
  • Check building grounds, tour route, and all amenity areas (pool area, exercise room, etc.) for cleanliness.
  • Check and clean laundry room, carports as needed.
  • Check for safety issues and report them to the employer.
  • Check and maintain leasing and directional signs.
  • Check for lease infractions, document, and notify the employer.
  • Check for exterior lights burned out and notify the employer.
  • Check for broken/leaking sprinkler heads and notify the employer.
  • Perform daily thorough cleaning of all common areas in the building and all amenity areas.
  • Document and report all maintenance needs/requests to the maintenance department.
  • Check common area fire extinguishers for expired service tags at least every six months and notify the employer.
  • Maintain and periodically adjust building's exterior light timer(s).
  • Change light bulbs in all common areas when necessary.
  • Assist with property inspections as designated by the employer.
  • Turn off main water lines or water supply to the pool in the event of a plumbing emergency or flooding.
  • Shut off the main gas supply to the building if necessary.
  • Reset earthquake valves for all unit meters if necessary.
  • Reset elevator after a power outage, if applicable.
  • Set remote-controlled parking gate to manual position during power outages and reset if it gets stuck.
  • Check flyer box, flags, and put out balloons when any unit is in the leasing cycle.
  • Unlock vacant apartments each morning.
  • Wipe down kitchen and bathroom countertops and fixtures for vacant apartments.
  • Check and maintain wood/tile floors, sweeping daily and mopping if needed.
  • Vacuum carpeting if needed.
  • Open/adjust blinds in all rooms.
  • Lock vacant apartments each evening by 8 pm.
  • Receive and document all complaints or interactions with tenants for forwarding to the employer.
  • Fairly enforce the rules of the house in accordance with the policies of the employer.
  • Report any unusual tenant problems to the employer.
  • Prepare such records and reports as may be required by the employer.
