About The Position

The Resident Manager is responsible for the daily operations of assigned apartment buildings. This includes leasing, administrative tasks, light maintenance, cleaning, and providing excellent customer service to tenants. The role requires managing the building, overseeing rent collection, tenant follow-up, handling inquiries, showing units, completing reference checks, delivering notices, and being available for working hours and emergencies. Additionally, the position involves maintaining fire safety logs, updating plans, completing paperwork, reviewing rent rolls for accuracy, and participating in audits. Clerical tasks such as organizing receipts, quotes, and purchase orders, along with administrative duties like email responses, incident documentation, and faxing, are also part of the role. The Resident Manager will also perform cleaning and maintenance, including common areas, managing maintenance requests, performing small repairs, overseeing contractors, and ensuring the property is free of garbage. Seasonal outdoor cleaning such as raking, caring for flower beds, snow shoveling and salting walkways, and performing minor repairs are also expected.

Requirements

  • High school diploma or minimum five (5) years of relevant experience is required.
  • Valid driver’s license with satisfactory driving record and automobile insurance may be required.
  • Computer skills (Word, Excel, e-mail/web) are required.
  • Ability to lift 50lbs, bend, push and pull as well as go up and down stairs.

Nice To Haves

  • Knowledge of regional policies, industry standards; municipal by-laws; and Applicable provincial legislation (including Residential Tenancy Act, Building Codes including Fire Codes, the Occupational Health and Safety Act) is an asset.

Responsibilities

  • Advertising and showing units to prospective tenants, answering all rental inquiries, processing application forms, assisting with checking credit references, emailing requested documents/applications to Head Office for approval, and closing deals while tracking and recording all rental calls, emails, and walk-ins.
  • Manage the apartment building by overseeing rent collection, tenant follow-up, while handling rental inquiries, showing units, completing reference checks, delivering notices, staying available during working hours and emergencies, and organizing tenant events.
  • Maintain fire safety logbooks, update fire safety plans, complete paperwork, and review rent rolls, ensuring accuracy in rent collections, and participating in audits.
  • Perform clerical tasks such as organizing receipts, quotes, and purchase orders, handling administrative duties like email responses, incident documentation, and faxing.
  • Handle cleaning and maintenance tasks, including cleaning common areas, managing maintenance requests, performing small repairs, and overseeing contractors, while ensuring the property remains free from garbage.
  • Complete outdoor seasonal cleaning such as raking grounds, caring for flower beds, snow shoveling and salting walkways, performing small repairs, and minor maintenance as needed.
