About The Position
PURE HomeRiver is looking for a Resident Manager to join their team. This position is part-time, requiring 10-20 hours per week, with a schedule that includes Saturdays and on-call availability. The role involves rental activities, administration, and maintenance tasks to ensure the smooth operation of the property. Requirements
- Onsite Manager will be required to attend any training by PURE HomeRiver, including but not limited to Fair Housing courses
- Selected applicants will need to qualify for $1,500.00/mo rent and undergo regular tenant screening
- 1-2 years prior property management or leasing experience
- Strong Administrative, communication and organization skills required
Responsibilities
- Keep vacant units clean
- Answer phones
- Issue (post) notices to tenants when necessary and receive, distribute & file notices received
- Conduct move-in/move-out inspections
- Document and recommend necessary repair work and organizing any vendor work to be performed. Monitoring such work as it is being performed
- Order locks to be changed/change codes after move-outs (in-between tenants)
- Maintain/secure keys & remotes
- Prepare and orchestrate various inspections (Annual safety inspections of each unit with Property Manager, Work with various municipal (fire, water, insurance) inspections)
- Enforcement of apartment rules
- Maintain registry of tenants, vehicles, assigned keys & gate remotes
- Maintain & file monthly expenses reports and receipts
- Create supply and equipment manifest
- Order and/or reorder of supplies for maintaining the complex
- Straighten up and remove trash from common areas
- Call vendors for plumbing, electrical, gas issues and report to PM within 24 hours of such occurrences
- Keep entry and common areas free of debris and clutter
- Return garbage, recycling, and compost containers to respective locations after pickup days and keep area clean and organized
- Replace broken and burnt lightbulbs in all common areas
