About The Position

The Residences Houseperson is responsible for delivering newspapers, packages, laundry, and dry-cleaning to owners, tenants, and guests, particularly during the overnight shift. This role also involves manning the service elevator, transporting items like luggage and groceries, and performing periodic inspections of the building and grounds for safety, appearance, and maintenance. The Houseperson will remove trash from floors and compactor rooms to the loading dock, comply with recycling mandates, and maintain an inventory of supplies. They will adhere to scheduled service routines for assigned areas, maintaining the appearance and maintenance of various common areas including lobbies, corridors, stairwells, elevator cabs, service areas, exterior walkways, grounds, and waste removal areas. Additionally, they will post caution signs, contact other departments for urgent repairs, respond promptly to requests, and identify/report maintenance issues. The role includes performing emergency response actions such as snow removal and assisting with plumbing or fire incidents as needed. The Houseperson must follow all company safety and security policies, complete safety training, and properly store flammable materials. They are expected to maintain a clean and professional appearance, uphold confidentiality, and provide excellent service to owners and guests, anticipating their needs and assisting individuals with disabilities. Communication should be clear and professional, supporting team goals and adhering to quality standards. Physical requirements include lifting objects up to 55 pounds independently and over 55 pounds with assistance, pushing machinery over uneven surfaces, reaching, bending, twisting, pulling, stooping, visually inspecting equipment, manipulating objects with fine motor skills, moving through confined spaces, climbing ladders, and standing, sitting, kneeling, or walking for extended periods.

Responsibilities

  • Deliver newspapers, packages, laundry, and dry-cleaning to owners, tenants, and guests.
  • Man the service elevator as required.
  • Transport luggage and groceries to and from units and other areas.
  • Perform and document periodic inspections of the building and grounds for safety issues, physical appearance, and maintenance conditions.
  • Remove trash from each Residences floor and the compactor rooms to the loading dock.
  • Comply with all recycling mandates.
  • Maintain inventory of supplies and materials.
  • Perform and adhere to scheduled service routines for assigned areas.
  • Maintain the overall appearance and prescribed maintenance for common areas including lobbies, vestibules, corridors, stairwells, landings, elevator cabs, interior service and common areas, exterior walkways, drive-through areas, loading and storage areas, landscape grounds, waste removal/storage areas, and windows.
  • Post caution signs to limit traffic when necessary.
  • Contact other departments directly for urgent repairs.
  • Respond promptly to requests from owners/guests and other departments.
  • Identify and report preventative or other maintenance issues in public areas or guest rooms.
  • Maintain and present daily/weekly/monthly and quarterly checklists to the Management office.
  • Perform emergency response service actions (e.g., snow and ice removal, plumbing, fire incidences follow-up) when requested by management.
  • Follow all company and safety and security policies and procedures.
  • Report any maintenance problems, safety hazards, accidents, or injuries.
  • Complete safety training and certifications.
  • Properly store flammable materials.
  • Ensure uniform and personal appearances are clean and professional.
  • Maintain confidentiality of proprietary information.
  • Welcome and acknowledge all Residence owners according to company standards.
  • Anticipate and address Residences owner’s service needs.

  • Move, lift, carry, and place objects weighing less than or equal to 55 pounds without assistance and in excess of 55 pounds with assistance.

  • Reach overhead and below the knees, including bending, twisting, pulling, and stooping.
  • Visually inspect tools, equipment, or machines (e.g., to identify defects).
  • Grasp, turn, and manipulate objects of varying size and weight, requiring fine motor skills and hand-eye coordination.
  • Move through narrow, confined, or elevated spaces.
  • Move up and down a ladder.
  • Stand, sit, kneel, or walk for an extended period across an entire work shift.
  • Perform other reasonable job duties as requested by Supervisors.
