About The Position

The Residences Houseman is responsible for delivering newspapers, packages, laundry, and dry-cleaning to owners, tenants, and guests. This role involves operating the service elevator, transporting luggage and groceries, performing building and grounds inspections, and removing trash and complying with recycling mandates. The Houseman will also maintain inventory levels, adhere to scheduled service routines, and ensure the appearance and maintenance of various common areas including lobbies, corridors, stairwells, elevator cabs, interior and exterior walkways, drive-through areas, loading and storage areas, landscape grounds, and waste removal areas. Additionally, the position requires posting caution signs, contacting other departments for repairs, responding to requests, identifying and reporting maintenance issues, and maintaining daily/weekly/monthly/quarterly checklists. The Houseman will also perform emergency response services such as snow removal and assist with plumbing or fire incidence follow-up as requested by management. The role also includes adhering to company policies, safety procedures, completing safety training, proper storage of flammable materials, maintaining a professional appearance, ensuring confidentiality, welcoming and assisting residents and guests, and supporting team goals.

Responsibilities

  • Deliver newspapers, packages, laundry, and dry-cleaning to owners, tenants, and guests.
  • Man the service elevator as required.
  • Transport luggage and groceries to and from units and other areas.
  • Perform and document periodic inspections of the building and grounds for safety issues, physical appearance, and maintenance conditions.
  • Remove trash from each Residences floor and compactor rooms to the loading dock.
  • Comply with all recycling mandates.
  • Maintain inventory of supplies and materials to meet demand levels.
  • Perform and adhere to scheduled service routines for assigned areas or items.
  • Maintain the overall appearance and prescribed maintenance for common areas including lobbies, vestibules, corridors, stairwells, landings, elevator cabs, interior service and common areas, exterior walkways, drive-through areas, loading and storage areas, landscape grounds, waste removal/storage areas, and windows.
  • Post caution signs to limit traffic when necessary.
  • Contact other departments directly for urgent repairs.
  • Respond promptly to requests from Residences owners/guests and other departments.
  • Identify and report preventative or other maintenance issues in public areas or guest rooms.
  • Maintain daily/weekly/monthly and quarterly checklists and present them to the Management office.
  • Perform emergency response service actions (e.g., snow and ice removal, plumbing, fire incidences follow-up) when requested by management.
  • Follow all company and safety and security policies and procedures.
  • Report any maintenance problems, safety hazards, accidents, or injuries.
  • Complete safety training and certifications.
  • Properly store flammable materials.
  • Ensure uniform and personal appearances are clean and professional.
  • Maintain confidentiality of proprietary information.
  • Welcome and acknowledge all Residence owners according to company standards.
  • Anticipate and address Residences owner’s service needs.
  • Assist individuals with disabilities.

  • Move, lift, carry, and place objects weighing less than or equal to 55 pounds without assistance and in excess of 55 pounds with assistance.

  • Reach overhead and below the knees, including bending, twisting, pulling, and stooping.
  • Visually inspect tools, equipment, or machines (e.g., to identify defects).
  • Grasp, turn, and manipulate objects of varying size and weight, requiring fine motor skills and hand-eye coordination.
  • Move through narrow, confined, or elevated spaces.
  • Move up and down a ladder.
  • Stand, sit, kneel, or walk for an extended period across an entire work shift.
  • Perform other reasonable job duties as requested by Supervisors.
