About The Position

California Builder Services provides reserve studies, HOA start up budgets, and DRE public report processing to developers, homeowner associations, and property managers throughout California. We are hiring a Manager in Training for our Reserve Study Department. You will learn the full reserve study process from the ground up, then grow into leading the team and owning client relationships. This is a build a career role for someone with real work experience who wants ownership, not a first job.

Requirements

  • Life and work experience with real responsibility, and an interest in growing into department management.
  • A track record managing projects, deadlines, clients, or staff.
  • Strong math, financial, and analytical skills, with sharp attention to detail.
  • A confident communicator and presenter, in writing and in person.
  • Background in construction, maintenance, building components, real estate, property management, or community associations.
  • Proficiency in Word, Excel, and Outlook.
  • Requires a valid driver license, reliable transportation, and an acceptable driving record.

Nice To Haves

  • Experience with reserve studies, HOA financials, property inspections, or construction estimating.
  • Working knowledge of California reserve study law, National Reserve Study Standards, or DRE budget and reserve requirements.
  • Experience with Bluebeam or estimating software.
  • CAI Reserve Specialist (RS) designation, or interest in earning it.

Responsibilities

  • Learn technical work: property inspections, component inventories, useful life and replacement cost research, HOA financial review, funding projections, and preparing reports in our reserve study software.
  • Manage projects: caseloads, schedules, and contractual deadlines, keeping reports accurate, organized, and on time from engagement through delivery.
  • Serve clients: lead meetings and presentations with boards, property managers, and developers, and explain technical and financial findings to nontechnical audiences.
  • Grow into leadership: supervise and develop staff, assign and balance workloads, review work, hold the team accountable for accuracy and follow through, and report department performance to company leadership.
  • Coordinate across our Budget, DRE, and administrative departments as projects require.
  • Regular same day travel, at an average of once per week, throughout California for inspections and meetings, with occasional overnight, early morning, or evening travel.
  • Inspections require the ability to walk properties and access building components on site (walking, hiking, standing, bending, lifting, etc).
