About The Position

This is a customer service-based position focused on managing renovation disbursements. The Renovation Disbursement Specialist will be the primary point of contact for borrowers, contractors, HUD Consultants, and third-party vendors, ensuring accurate and timely processing of renovation draw requests and related financial transactions. The role involves maintaining communication, managing project documentation, and contributing to the overall efficiency and risk management of the Renovation Department.

Requirements

  • High school Diploma.
  • Experience with calling and emailing borrowers.
  • Experience obtaining post fund conditions.
  • Experience using Microsoft Excel, Microsoft Word, and Outlook.
  • Must be able to verify identity and employment eligibility to work in the U.S.

  • Mortgage background specifically customer service, renovation, post-closing background preferred.

Responsibilities

  • Serve as the primary contact for borrowers, contractors, HUD Consultants, and third-party vendors.
  • Review Renovation fundings daily.
  • Set up individual folders on Teams and accurately pull/review all important documents and budgets for each funded project.
  • Send out Welcome Emails to all parties involved in renovation projects.
  • Complete and maintain monthly check-ins and communication with all parties on every renovation file.
  • Process renovation draw requests, change orders, change order releases, permissions to occupy, title update orders, final release of contingency/remaining balance, and request principal reductions.
  • Ensure complete and timely loan draws are prepared and contractors are paid promptly.
  • Maintain and balance budgets, ensuring timely project completion and contractor adherence to project timelines.
  • Complete all payment requests within Wrike for approval by the Renovation Operations Manager or Department Manager.
  • Manage company-wide risk management and internal control functions, including procuring renovation contractor insurance coverage, ordering title updates, and resolving mechanic’s liens and surety bonds.
  • Assist with the transaction closing-out process.
  • Handle all vendor payables, mortgage payments financed in renovation budgets, various fees, renovation loan reconciliations, and project disbursements.
  • Analyze and suggest internal procedural changes to improve accuracy, efficiency, and productivity.
  • Maintain exceptional customer service and good working relationships with third-party resources.
