About The Position

JLL is seeking a Reliability Engineer to join our team in Work Dynamics. This role is responsible for providing reliability engineering support for the operations and maintenance of buildings, infrastructure, and equipment assets. You will work in coordination with the Engineering Services Reliability & Asset Management COE to implement a strategic asset management plan, integrating client systems like building automation, energy management, and maintenance programs. The role involves developing analysis methods to determine reliability, acquiring and analyzing data from connected systems, and continuously improving maintenance strategies. You will conduct maintenance maturity assessments, oversee root cause failure analysis (RCFA) of equipment failures, and consider cost limitations for equipment uptime, repair/replacement costs, and material availability. The position requires determining cost advantages of alternatives and developing action plans to comply with customer demands for reliability processes and equipment to avoid failures. There are opportunities for growth and career development, including potential management of junior staff and support for achieving external qualifications in RAM.

Requirements

  • BS in an Engineering discipline, mechanical or electrical preferred.
  • Five to 10 years’ experience implementing RCM, CbM/PdM methods, operating building automation and energy management systems, and thorough understanding of asset management, data analytics, and capital planning approaches.
  • Experience with building automation systems and automated fault detection & diagnostics with integration of connected systems.
  • Extensive knowledge of mechanical, electrical, plumbing and fire suppression systems.
  • Extensive knowledge of commercial, critical, manufacturing, labs, or distribution facility types required.
  • Ability to use variety of Computerized Maintenance Management Systems and IT tools.
  • Proven ability to read, comprehend and apply information from technical manuals and other reference materials.
  • Ability to make informed recommendations in situations where data sets may be incomplete.
  • Ability to balance multiple stakeholder requirements.
  • Able to interpret how the organizational goals and strategy translate into service or departmental activity.
  • Strong Microsoft Excel skills and ability to manipulate large amounts of data accurately using different spreadsheet formats.

Responsibilities

  • Integrates data from BAS, automated fault detection diagnostic engines, maintenance programs, and capital planning processes to develop life-cycle analyses and recommendations for repair vs. replacement decisions.
  • Supports all efforts in the execution of site level Asset Management & Reliability programs and processes to effectively increase machine/facility system reliability and compliance.
  • Conducts program and system/equipment audits on a periodic and as needed basis, focused on safety, regulatory compliance, maintenance effectiveness, cost savings, and energy conservation.
  • Supports JLL operational compliance program and follows company safety and health guidelines and other company policies.
  • Coordinates the use of other engineers, technicians, and third-party resources to accomplish cost-effective Asset Management & Reliability improvements for maintenance and projects.
  • Equipment preventative maintenance (PM) task creation and management for continuous improvement and PM optimization.
  • Responsible for ranking the criticality of the assets under their care, typically using Reliability Centered Maintenance approaches, and for defining the proactive maintenance approaches that are cost-beneficial to the business.
  • Create and conduct Reliability studies, as well as understanding drawings and schematics.
  • Create risk mitigation strategies for critical assets that can be deployed across the asset portfolio.
  • Investigate new technologies for reliability improvements.
  • Considers impact of costs on recommended action plans for avoiding/correcting problems during the design phase or remedial action for correcting reliability problems on installed equipment; performs root cause failure analysis to help prevent failures.
  • Facilitates/supports operational event and equipment failure investigations to ensure that the root cause/causal factors have been identified, corrective actions prescribed, and follow-up monitoring conducted as applicable, to determine effectiveness.
  • Plans and performs engineering operations, monitors operations center systems, RCM program implementation, process engineering assignments, root cause failure analysis, incorporation of condition-based maintenance (CbM and predictive testing and inspection (PT&I) technologies and conducts equipment condition assessments.
  • Identify and manage system of continuous improvement to ensure resolution to chronic “bad actor” equipment.
  • Maintain complete and accurate records/plans within computerized maintenance management system (CMMS) related to equipment, specifications data, BOM, failure history, etc.
  • Develop and maintain “Key Performance Indicators" of equipment reliability.
  • Ensure that the appropriate Maintenance and Reliability metrics are in place throughout the site, (planned/unplanned work, planning/scheduling metrics, cost metrics, MTBF, replacement asset value, etc.).
  • Ensure equipment history is maintained and analyzed for future trends.
  • Actively collaborate with Maintenance and Planning groups.
  • Execute multi-discipline facility condition assessments across multiple labs, manufacturing, office, and distribution locations in the Americas.
  • Inspect and document and prioritize asset and field conditions to evaluate remaining useful life.
  • Document findings in detailed written report and database format.
  • Compile and prioritize portfolio wide findings for client capital planning and lifecycle asset management programs.
  • Supports commissioning activities for all upgrade, renovation, and construction projects which may include, but is not limited to, PM job plans, reviews for maintainability, critical spares, documentation, etc.
