About The Position

The Regional Vice President will be responsible for overseeing Affordable Communities in the Tampa Area. This role involves maintaining and maximizing the value of TRG real estate assets, managing vendor contracts, overseeing rent-ups and re-rentals, ensuring compliance with low-income housing tax credit rules and other regulatory requirements, maximizing revenues, overseeing resource utilization to help tenants stay housed, fostering positive tenant relations, developing annual budgets, analyzing performance data, recruiting and supervising staff, and assisting with rehabilitation planning. The position supervises multiple Regional Managers with a portfolio of over 40 communities.

Requirements

  • Associate degree or bachelor’s degree preferred.
  • Minimum five years management experience in property management.
  • Must have held a Regional Manager Position for affordable sites.
  • Experience in low-income housing tax credit compliance and affordable housing rules and regulations, with requisite tax credit and HUD certifications.
  • Supervisory and management skills in leading and managing a large and diverse workforce.
  • Knowledge and skills in program planning, budgeting process, and resource management.
  • Ability to clearly communicate verbally and in writing. English and Spanish preferred.
  • Computer literacy, specifically in property management software (preferably Onesite/Real Page) and Microsoft applications.
  • Miami-Dade or Broward County.

Responsibilities

  • Maintaining and maximizing the value of TRG real estate assets by ensuring buildings are maintained in good repair, managing building maintenance priorities, avoiding/eliminating building violations, and strategically maintaining capital assets.
  • Managing memoranda of agreement and vendor contracts, ensuring services meet tenant needs, evaluating contractor outcomes, and improving effectiveness.
  • Managing initial rent ups and ongoing re-rentals timely, in compliance with regulatory requirements, and maintaining occupancy.
  • Maintaining projects in compliance with low-income housing tax credit rules and all requirements of oversight agencies and regulatory bodies.
  • Maximizing revenues to ensure a 95% rent collection rate.
  • Overseeing the use of all resources including social services, rental assistance, and legal remedies in accordance with departmental standards to help tenants stay housed.
  • Ensuring staff develop and maintain effective relations with tenants, including through communication, community building, promoting dialog, and overseeing a formal grievance process.
  • Developing annual budgets for each project and managing expenses to budget.
  • Using TRG property management and accounting systems to review, analyze, and report on project performance.
  • Recruiting highly qualified staff, providing supervision, training, and development plans, and completing progressive discipline where required.
  • Assisting ownership with rehabilitation planning and implementation.
  • Supervising multiple Regional Managers with a portfolio of 40+ communities.
