About The Position

The Regional Vice President of Facilities will lead and oversee the corporate facilities team and the maintenance teams operations across a portfolio of properties within the assigned regions. The Regional VP will be responsible for ensuring that all properties are well-maintained, compliant with safety, RPM regulatory standards, and operating efficiently. This role requires strong leadership, strategic planning, and a deep understanding of facilities management best practices within the property management industry.

Requirements

  • Bachelor's degree in Facilities Management, Engineering, Construction Management, Business Administration, or a related field
  • Experience may substitute for education.
  • Eight years of experience in a Regional Maintenance role in the multifamily industry
  • EPA or HVAC Certification
  • Knowledge of facilities management principles, including preventative maintenance, energy management, safety regulations, building codes, and operational standards
  • Knowledge of building systems such as HVAC, electrical, plumbing, security, and fire safety systems, with the ability to oversee maintenance and upgrades
  • Knowledge of budgeting, capital expenditures (CapEx), cost control, and financial forecasting as they relate to facilities operations
  • Skilled in vendor negotiation, service-level agreements (SLAs), and managing third-party contracts for facility services, equipment, and materials
  • Skilled in managing multiple projects simultaneously, from planning to execution, ensuring projects are completed on time and within budget
  • Ability to communicate effectively verbally and in writing
  • Ability to make high-level decisions related to facility operations, staffing, vendor contracts, and capital improvement projects
  • Ability to adapt to changing business priorities and regulatory environments while maintaining high standards of facility operations
  • Ability to assess potential risks related to facility operations and implement strategies to mitigate these risks, including emergency preparedness.
  • May be required to sit or stand for extended periods of time
  • Must be able to read documents, computer screens and data
  • Must be able to hear and understand verbal communications in person and over the phone or computer
  • May occasionally be required to lift or carry items such as files or office supplies weighing up to 15 pounds
  • Must be able to operate a computer, keyboard, mouse and other office equipment

Responsibilities

  • Develop and execute the strategic vision for facilities management in the region to align with organizational goals.
  • Develop and manage the maintenance training curriculum by utilizing outside vendor training and partnering with RPM Training Department.
  • Design and implement preventative maintenance program for all properties.
  • Develop and manage annual facilities budgets, including maintenance, repairs, CapEx, and operational expenses for properties within the region.
  • Work with vendors, regional managers, and lead maintenance technicians to identify cost saving opportunities with vendors.
  • Negotiate and manage annual schedule of items to reduce long term costs.
  • Collaborate with property managers to plan and prioritize capital expenditure (CapEx) initiatives and long-term facility improvements.
  • Assist Regional Managers with troubleshooting larger maintenance issues.
  • Assist Regional Facilities managers with navigating their portfolio.
  • Assist Clients Services in acquiring new clients.
  • Onboard, lead, mentor, and manage regional facilities teams, including facility managers and maintenance personnel, ensuring consistency and best practices across all properties.
  • Inspect properties for compliance.
  • Develop monthly Safety meetings.
  • Develop on-site hands-on training with help of training department.
