About The Position

Stoa Group is looking for a Regional Service Manager to join our team in Florida. This role is responsible for handling service solutions, monitoring staff performance, and ensuring the highest quality services for customers within designated areas. The Regional Service Manager will manage budgets and resource allocation, assist service staff with customer inquiries and concerns, and resolve complaints. Excellent communication and leadership skills are essential for maximizing team productivity and improving efficiency.

Requirements

  • Ability to read and interpret documents such as building codes, governmental regulations, safety rules, operating and maintenance instructions, and procedure manuals.
  • HVAC certified
  • Knowledge of OneSite and Realpage software is a plus.
  • Basic understanding of Landlord/Tenant laws and applications.
  • Familiarity with NAA Lease and addendums, Fair Housing/ADA regulations and applications, OSHA & EPA requirements for the property management industry.
  • Minimum of 5 years experience in property management
  • High School Diploma required
  • Proficient with content management software and property management software.
  • Ability to effectively communicate and work with all levels of management.
  • Must have an operable personal vehicle and a valid driver's license for property travel.
  • Must be authorized to work in the United States.

Responsibilities

  • Ensuring all site business is conducted in accordance with company policies, procedures, and state and federal laws (ADA, Fair Housing, OSHA, HAZCOM Program Lead Based Paint, etc.).
  • Implementing and assisting in managing service requests, aiming for a 48-hour completion time unless special circumstances apply.
  • Managing a five-day make-ready turn time from start to finish (seven days if a weekend falls within the period).
  • Overseeing four properties, including helping and supervising the service team.
  • Conducting property walks to identify issues and provide solutions with budget and workflow in mind.
  • Picking up specialty items or parts to assist teams when needed.
  • Overseeing community maintenance programs such as pest control and organic growth.
  • Conducting quarterly inspections of sites with Regional Managers and quarterly meetings with Service Managers and Community Managers.
  • Communicating with Service Managers about consistent problematic issues and potential resolutions.
  • Identifying ongoing training and performance needs and implementing competency-based training programs.
  • Ensuring maintenance teams stay organized with good day-to-day operations, including time management, smart work procedures, initiative, safe procedures, prioritizing work, and dealing with stress.
  • Monitoring the preventative maintenance program and updating it as needed.
  • Assisting with the setup and coordination of major maintenance projects on sites, such as capital projects, cleaning projects, and painting projects.
  • Helping to provide contractors with whom the company has relations for projects, considering overall quality and budgeting.
  • Assisting with new site setups, including startup supplies, handytrac machines, landscaping, and pest control contracts.
  • Assisting with the annual maintenance budget, providing insights for big maintenance items and areas for cost savings on supplies.
  • Completing all other tasks as assigned.
