The Morgan Group is seeking a Regional Property Manager to oversee the operations, financial responsibilities, and marketing for an assigned portfolio of multifamily properties. This role is crucial in ensuring properties are managed professionally, financially sound, and meet resident satisfaction goals. Requirements

  • Ability to bend/stoop/squat/kneel.
  • Ability to climb stairs.
  • Ability to reach above shoulders.
  • Ability to grasp/grip/turning and finger dexterity for typing and writing.

Responsibilities

  • Manage the operations, financial responsibilities, and marketing for the assigned portfolio of properties.
  • Adhere to MORGAN’s Leasing and Marketing, Management and Operations, Maintenance, and Emergency Procedures manuals, as well as the Team Member Handbook.
  • Ensure compliance with all Fair Housing laws.
  • Maintain professional, clean, and well-maintained property offices and maintenance shops.
  • Supervise Community Managers.
  • Conduct regular property inspections and review accuracy of Annual Archiving Checklists.
  • Manage all capital projects and collaborate with the Development Team on new construction projects.
  • Prepare monthly financials, executive summaries, and variance reports.
  • Provide financial information to owners and/or MORGAN senior management.
  • Prepare and submit annual budget data to the Senior Vice President.
  • Analyze market conditions, including nearby businesses, hiring trends, and new construction, to identify impacts on occupancy and income.
  • Develop and implement marketing ideas to achieve budget goals and owner/management objectives.
  • Create, maintain, and encourage excellent resident relations, promptly addressing escalated complaints and concerns.
  • Ensure all team members are professional and friendly to residents, adhering to non-fraternization standards.
  • Manage all personnel issues, including recruiting, interviewing, hiring, counseling, promoting, and terminating team members, with assistance from HR and Senior Vice President.
  • Monitor the professional growth of direct reports and their staff.
  • Ensure compliance with MORGAN’s dress code.
  • Complete meaningful annual performance reviews for all team members.
  • Certify that required training is completed by all team members, including safety training.
  • Comply with all training requirements set forth for this position.
  • Perform essential job functions as outlined in the Community Manager’s Job Descriptions as business dictates.
  • Perform other assigned tasks by supervisor.
