About The Position

The Regional Manager is responsible for overseeing all day-to-day operations of an assigned portfolio of multi-family properties. This role involves ensuring safe, comfortable, and affordable housing for rental customers while achieving acceptable returns for investor clients. The Regional Manager will lead, direct, train, hire, and terminate on-site staff, including property managers, maintenance personnel, custodians, and painters. They will also oversee training for leasing, marketing, maintenance, and support staff, manage company vehicles and equipment, and drive marketing efforts to expand the property portfolio. Participation in local and State Apartment Associations is strongly recommended. The role includes direct oversight of leasing agents, tenant interactions, work order management, and capital improvement projects, while ensuring rent collection policies and invoice processing are strictly followed.

Responsibilities

  • Oversee all day-to-day operations of assigned portfolio of multi-family properties.
  • Conduct regular scheduled inspections of all buildings and take action to remedy safety or health hazards.
  • Conduct a minimum of monthly property visits to each property to inspect common areas, parking lots, model and vacant apartments, and ensure curb appeal meets expectations.
  • Lead, direct, train, hire, and terminate all on-site staff, including property manager, maintenance personnel, custodians, and painters.
  • Ensure and oversee training for leasing, marketing, maintenance, and other support staff.
  • Operate and schedule maintenance for all company-owned vehicles and equipment.
  • Manage marketing efforts aimed at increasing the number of properties managed within the portfolio.
  • Oversee the duties and responsibilities of Leasing Agents, including taking phone calls, showing units, scheduling, and signing leases during busy times or absences.
  • Manage all dealings and interactions with tenants, including resolution of property and tenant questions and issues.
  • Take phone calls for work orders and provide input and follow-up.
  • Attend and participate in daily maintenance meetings.
  • Coordinate and implement marketing strategies, advertising campaigns, and resident retention programs, and develop an overall marketing plan for each property.
  • Directly oversee all large-scale capital improvement projects.
  • Ensure rent collection remains a high priority and that the IMM Rent Collection policy is adhered to.
  • Ensure all invoices are promptly approved, properly coded, and timely submitted to accounting for payment.
