About The Position

As a Regional Manager at Elmington Living, you will be the driving force behind a portfolio of affordable housing communities. Your role will involve sharpening operations, ensuring financial performance, and building effective teams. You will partner closely with Community Directors, act as a leader during challenges, and strive to achieve strong results while fostering a positive resident experience. This position offers significant ownership, impact, and a key role within the organization.

Requirements

  • 2-4 years of property management experience, including multi-site or supervisory experience.
  • Must have affordable housing experience, including knowledge of LIHTC, HUD, Section 8, and state program requirements.
  • Minimum of 4 days per week on-site visits to properties (estimated 80% travel).
  • Valid driver's license and ability to travel regularly to assigned communities.
  • Experience with RealPage/OneSite, Yardi, Fortress, or similar property management software.

Nice To Haves

  • TCS, COS, HCCP, or CPM certifications.

Responsibilities

  • Track property performance metrics including NOI, NRI, bad debt, management fees, and physical occupancy against budget.
  • Maintain a minimum of 4 days per week on-site presence across the portfolio, conducting formal site visits and inspections weekly to assess curb appeal, apartment readiness, and maintenance standards.
  • Partner with Community Directors to review monthly financials, identify variances, and implement corrective actions.
  • Own and drive property-level action plans for underperforming assets, holding Community Directors accountable for progress.
  • Develop and execute portfolio-level strategy.
  • Monitor AR and AP performance across the portfolio, identifying trends and outliers.
  • Ensure all properties are audit-ready and compliant with LIHTC, HUD, Section 8, and applicable state program requirements.
  • Prepare properties for REAC, MOR, and state agency inspections, and lead corrective action plans.
  • Audit income certifications, recertifications, and waitlist management for accuracy.
  • Conduct weekly one-on-one meetings with Community Directors to align on performance, priorities, and support needs.
  • Coach, develop, and hold Community Directors accountable.
  • Participate in hiring, onboarding, and training of on-site leasing and management teams.
  • Drive timely and professional resolution of resident concerns and escalations.
  • Partner on marketing and leasing strategies to achieve target occupancy.
  • Champion resident retention and community engagement efforts.
