About The Position

As Regional Manager, you will be responsible for the overall operational, financial, and resident experience performance of a portfolio of residential communities across Ontario's Niagara, Hamilton, Goderich, and Sarnia regions. Reporting to the Regional Director, Residential Operations, Land Lease East, you will lead and develop a team of Community Managers and, through them, oversee a diverse team of on-site professionals, including maintenance, grounds, administration, and seasonal staff. You will provide strategic direction, operational guidance, and coaching to support high-performing teams and thriving communities. Key responsibilities include budget development and management, capital planning, operational excellence, resident relations, team leadership, and ensuring the effective management and long-term success of your portfolio. Requirements

  • Proven experience in property operations within the real estate, residential housing, hospitality, or related industry.
  • Demonstrated success leading multi-site operations and delivering strong operational and financial results.
  • Experience leading, coaching, and developing teams, including people leaders and front-line employees.
  • Strong financial acumen with experience managing operating budgets, capital expenditures, and business performance metrics.
  • Excellent communication, and relationship management skills, with the ability to influence and collaborate across all levels of the organization.
  • Strong problem-solving and decision-making capabilities, with a focus on continuous improvement and service excellence.
  • Ability to effectively manage multiple priorities and operate in a dynamic environment.
  • Experience working with property management systems and Microsoft Office applications; Yardi experience is considered an asset.
  • High degree of professionalism, integrity, and accountability.
  • Willingness and ability to travel regularly throughout the assigned portfolio.
  • Post-secondary education in Business, Real Estate, Property Management, or a related discipline.

Responsibilities

  • Determine staffing requirements across the portfolio in alignment with operational needs and approved budgets.
  • Recruit, develop, and retain high-performing community managers and community-level team members.
  • Partner with Human Resources on employee relations matters, including recruitment, performance management, disciplinary actions, and terminations.
  • Lead performance and development discussions for community managers, providing regular coaching, feedback, and support.
  • Review and approve compensation recommendations and workforce changes in accordance with company policies and guidelines.
  • Support succession planning and identify development opportunities to strengthen leadership capability across the portfolio.
  • Foster a culture of accountability, collaboration, inclusion, and continuous improvement.
  • Ensure compliance with applicable employment legislation, company policies, and operational standards.
  • Promote a strong culture of health and safety by ensuring incidents are reported, investigated, and appropriately addressed.
  • Approve budgeted expenditures and ensure effective stewardship of community assets.
  • Conduct regular site visits and property inspections to maintain operational and service standards.
  • Review and approve equipment and capital requirements in partnership with Community Managers.
  • Ensure the successful execution of annual capital improvement and maintenance programs.
  • Monitor safety, risk management, loss prevention, and regulatory compliance across all communities.
  • Approve and oversee third-party service providers and contractual relationships for assigned properties.
  • Provide support and direction during after-hours emergencies and other operational situations, as required.
  • Prepare and submit annual operating budgets and maintain overall budget accountability for each property within the portfolio.
  • Monitor and manage revenue and expense performance across assigned communities.
  • Develop annual occupancy and lease-up projections and implement strategies to achieve established targets.
  • Review monthly financial statements, analyze variances, and implement corrective action plans where required.
  • Maintain accurate rent rolls and resident records in partnership with Community Managers.
  • Ensure timely rent collection and effective management of receivables across the portfolio.
  • Review monthly property accounting reports and ensure financial accuracy and compliance.
  • Assist with development and acquisition pro forma budgets and financial analyses as required.
  • Ensure internal controls and company policies are adhered to and recommend process improvements where appropriate.
  • Foster positive resident relationships through effective communication and community engagement.
  • Respond to escalated resident concerns in partnership with Community Managers and work toward timely resolution.
  • Support Community Managers in developing resident engagement initiatives and community events.
  • Promote a resident-first culture and ensure a high level of customer service across all communities.
  • Ensure the resident experience reflects Parkbridge's values and commitment to excellence.
