This Regional Manager position offers a unique opportunity to oversee a portfolio of approximately 4,000 beds across several key student housing markets. The role involves driving performance in competitive, high-profile leasing environments, mentoring Community Managers, and contributing to the strategic growth of our organization.

Requirements

  • Bachelor’s degree (B.A.) from a four-year college or university or equivalent professional knowledge/work experience.
  • Minimum of 2 years of experience as a Regional Manager in off-campus student housing.
  • 5–10 years of prior professional experience in community management within competitive student housing markets.
  • Intermediate skills in Microsoft Word, Excel, Outlook, and PowerPoint.
  • Intermediate skills in Entrata.
  • Keyboarding skills.

Responsibilities

  • Oversee operating results for a regional portfolio of approximately 4,000 beds across multiple Class A student housing properties.
  • Provide leadership and guidance to Community Managers in the Tempe, AZ market.
  • Drive performance, mentor leaders, ensure compliance, and align operations to achieve budgeted revenue growth while maintaining expenses within operating and capital budgets.
  • Demonstrate the highest standards of personal and professional integrity, adhering to company policies, procedures, and applicable laws.
  • Continuously develop Community Managers through feedback, training, coaching, daily work direction, scheduling, performance evaluations, hiring, and salary administration.
  • Act as a visible, hands-on leader and sounding board for Community Managers, ensuring execution and accountability.
  • Provide ongoing support to Community Managers on operational and personnel issues.
  • Work with the Director of Operations to implement corporate/management directives regarding policies and procedures.
  • Review monthly budget variance reports and address escalated issues.
  • Review and approve invoices, vendor bids, and contracts exceeding $1,000.
  • Recommend significant repair and maintenance expenses and coordinate capital expenditures with the Director of Operations.
  • Monitor maintenance operations to ensure efficiency, customer service, curb appeal, budget adherence, and guideline compliance for assigned properties.
  • Provide management guidance to Community Managers on leasing and marketing strategies.
  • Conduct bi-weekly meetings to strategize and recommend leasing/marketing adjustments based on budget reports and competitor analysis.
  • Lead strategies in competitive leasing environments to maintain occupancy and drive performance in Class A markets.
  • Stay current with market conditions and trends through research and analysis.
  • Visit markets regularly to engage with universities and competitors.
  • Conduct regular property inspections.
  • Coordinate with Community Managers to ensure compliance, performance, and resident satisfaction.
  • Perform other duties as assigned.
  • Directly supervise Community Managers.
