About The Position

The Regional Maintenance Supervisor is responsible for the overall facilities maintenance, operations and security of multiple properties. This role involves supervisory responsibility for maintenance technicians, cleaners, and porters, and requires performance in a wide range of areas related to buildings, grounds, and equipment.

Requirements

  • 5 years of experience managing property operations and security.
  • High school graduate or equivalent.
  • Demonstrated supervisory experience.
  • Demonstrated proficiency in plumbing, HVAC, electrical, carpentry, appliance repair, maintenance, grounds maintenance, roofing, and flooring.
  • Computer literacy and adeptness in utilizing computer-aided systems.
  • Ability to communicate effectively both orally and in writing with a wide range of people.
  • Ability to accept responsibility and be accountable for actions.
  • Dependable and trustworthy.
  • Ability to utilize available time to organize and complete work within given deadlines.
  • Ability to work at a sustained pace and produce quality work.
  • Valid driver's license.
  • Must carry a pager and assist on an on-call rotation schedule.
  • Use of proper safety equipment (gloves, goggles, back belts, proper footwear) is required.

Responsibilities

  • Oversee facilities maintenance, operations, and security for multiple properties.
  • Supervise maintenance technicians, cleaners, and porters.
  • Perform a wide range of maintenance tasks including plumbing, electrical, carpentry, roofing, heating and hot water systems, air conditioning systems, grounds maintenance, painting, tile floor repair, and carpet removal.
  • Train maintenance assistants and participate in hiring and evaluation processes with the site manager.
  • Maintain a work order system in conjunction with the site manager.
  • Maintain appropriate ledgers and reports for maintenance reporting.
  • Implement and maintain a preventative maintenance program.
  • Organize the maintenance program to ensure timely and correct execution of tasks.
  • Respond to emergency requirements and perform or contract work as quickly as possible.
  • Maintain inventory of supplies and equipment.
  • Oversee the purchase of supplies and equipment by seeking competitive bids and ensuring all purchases are authorized.
  • Coordinate with the site manager for unit inspections performed by third parties.
  • Perform annual unit inspections with the site manager and follow up on repair work orders.
