About The Position

The Regional Maintenance Specialist is responsible for filling in at communities that are without a full team of maintenance personnel, ensuring day-to-day upkeep, repairs, and safety continue without interruption. This role also supports a region of communities with training and emergency assistance/preparedness, working under the direction of the Corporate Property Manager. The following is a general list of key job duties and responsibilities in your position. The list is not to be considered inclusive, and you will be required to perform other duties/responsibilities as assigned by an authorized supervisor.

Requirements

  • High school diploma or equivalent required; trade training in HVAC, electrical, or plumbing preferred.
  • 3+ years in property maintenance or as a Maintenance Director (senior living or multifamily experience a plus).
  • Strong working knowledge of HVAC, electrical, plumbing, and building systems.
  • Ability to troubleshoot and independently prioritize repair needs.
  • Experience training and mentoring maintenance staff.
  • Strong organizational skills to support multiple communities.
  • Valid driver's license and ability to travel, including overnight stays.

Responsibilities

  • Perform daily walkthrough throughout the entire residence, grounds, and parking area to check building upkeep, appearance, safety of common areas, and proper operation of equipment.
  • Review all Tasks, Work Orders, and Unit Turns daily and complete accordingly.
  • Complete Monthly Maintenance Scorecard.
  • Troubleshoot equipment problems to determine required repairs.
  • Complete all required maintenance and repairs for the building, grounds, and equipment in an appropriate and timely manner.
  • Maintain expenses for parts and review all costs before purchasing with the Executive Director.
  • Work in conjunction with the Executive Director to make the monthly budget work.
  • Schedule maintenance and bids for repair jobs outside of his/her scope.
  • Complete bid proposals and submit to the Executive Director for all projects or work requiring outside contractors/vendors.
  • Coordinate and provide oversight of work performed by outside vendors to ensure it is completed in a timely fashion and in the agreed-upon and/or contracted manner.
  • Perform regular checks of all required building and safety systems and equipment.
  • Maintain records of repairs, preventative maintenance, warranties, and inspections.
  • Present a professional, positive, and helpful attitude at all times when interacting with residents, customers, and co-workers.
  • Perform other duties as assigned by the Executive Director.
  • Complete projects outlined by the Corporate Asset Management Team, such as make-readies or special construction projects.
  • Complete Community Assessments for TELS Tasks, Work Orders, and Unit Turns.
  • Train new Maintenance Directors.
  • Provide assistance during emergency situations (natural disasters, floods, extreme heat).
  • Be available on weekends on an as-needed basis.
