About The Position

As we continue to evolve and set new industry standards, we are excited to announce the creation of a brand-new leadership position: Regional Leasing Director. This is a unique opportunity to shape the future of leasing within AMLI and drive the performance of a high-impact team. The Regional Leasing Director assumes full management responsibility for the leasing performance of properties and personnel within an assigned portfolio. This leadership role oversees and drives overall sales results, as well as coordinates and evaluates leasing staff under direct supervision. Portfolio assignments typically include 11-15 properties, varying in size and complexity, with direct oversight of 3-6 Leasing Managers (LM) and a total team size of 25-35 employees per portfolio.

Requirements

  • High School diploma, or General Education Degree (GED) required
  • Minimum 5 years of supervisory experience as a Leasing Manager, Community Manager, Multi-Site or Regional Manager.

Nice To Haves

  • Bachelor’s degree preferred.
  • Demonstrated experience in a leadership role, leading a Lease-up, Acquisition, Disposition, Major Renovation, Retail operations, or similar preferred.
  • Working knowledge of LEED, ENERGY STAR and other Sustainability efforts.

Responsibilities

  • Actively partner with Leasing Managers in recruiting by participating as a second interviewer to help select, place, and retain top-tier leasing professionals.
  • Demonstrate strong leadership and set clear expectations for all leasing personnel, fostering a positive work environment focused on engagement, compliance with employment law, and continuous professional growth.
  • Champion effective employee relations, ongoing training, and staff motivation.
  • Guide Leasing Managers to consistently conduct regular coaching, counseling, and performance evaluations for every team member.
  • Lead or coordinate impactful training sessions and workshops designed to elevate job skills and maximize staff effectiveness.
  • Collaborate with Leasing Managers to review shopping reports and, when necessary, implement targeted development plans to foster ongoing improvement.
  • Collaborate closely with on-site and corporate teams to oversee the entire sales lifecycle, ensuring a seamless and effective experience from initial inquiry through lease execution and move-in.
  • Align leasing goals and strategies with the Area Vice President to ensure timely execution and achievement of NOI objectives.
  • Conduct in-depth monthly analysis of each property’s leasing performance, identify opportunities to improve KPIs, and recommend strategic adjustments to local and senior management as market conditions or results require.
  • Maintain comprehensive knowledge of competitive properties, including publicly available information on their pricing, policies, lease terms, and rental criteria, to inform and refine leasing strategies.
  • Partner with the Regional Marketing Director and Area Vice President to implement impactful marketing programs designed to reach target customer segments.
  • Regularly conduct digital walkthroughs of customer-facing platforms to optimize online traffic and conversion and identify opportunities for targeted local outreach when needed.
  • Ensure leasing teams accurately capture and enter prospect feedback and relevant leasing data—such as bedroom preferences, key amenities, and reasons for archiving guest cards—to enhance downstream reporting and support data-driven strategic decisions.
  • Collaborate with Community and Community Experience Managers to implement resident retention initiatives and ensure active engagement in securing lease renewals.
  • Work with on-site teams and corporate support functions to ensure consistent adherence to AMLI® brand standards across all aspects of community marketing, including team presentation, office appearance, signage, tour paths, amenities, and model units where applicable.
  • Evaluate technology platforms and analyze business intelligence reports to ensure optimal implementation and operational efficiency, driving superior property performance and user satisfaction.
  • Partner with colleagues in preparing for lease-ups and acquisitions; lead leasing aspects of the lease-up/acquisition process.
  • Use market expertise to assist in the analysis of potential acquisition or new development opportunities.
  • Ensure all leasing personnel are trained on and operate in compliance with AMLI Policies and Procedures as well as local, state, and federal laws including, but not limited to, Fair Housing.
  • Ensure that all personnel respond to leasing inquiries or questions/concerns in a timely, efficient, and courteous manner utilizing AMLI’s 10 Service Standards.
  • Support company’s initiatives on Ratings & Reviews, Reputations.com surveys, or equivalent.
  • Regularly visit sites in assigned portfolio to ensure the marketability of personnel, properties, and units meets the AMLI Standard.
