About The Position

At Perennial Properties, we don't just manage communities—we protect and elevate them for the long term. We're looking for a Regional Facilities Manager to take ownership of the physical integrity of our multifamily portfolio—staying ahead of building envelope, structural, and life-safety systems before small issues become costly problems. This is a technical leadership role that partners closely with our Regional Service Manager, Asset Management, and Operations teams, giving you real influence over how we protect asset value across the portfolio. Requirements

  • Proven experience in building construction, building envelope systems (roofing, brick, stucco, waterproofing), and preventative maintenance planning
  • Strong project and budget management skills, with the ability to manage multiple vendors and projects at once
  • Clear, confident communicator, comfortable reporting to leadership and ownership
  • Proficiency in Microsoft Office
  • Valid driver's license and liability insurance required
  • Comfortable with frequent travel across the portfolio
  • Ability to lift/carry up to 50 lbs. independently (150 lbs. with assistance)
  • Ability to work outdoors in varying weather conditions

Nice To Haves

  • Property management software experience preferred
  • Relevant building/roofing certifications a plus
  • Occasional work at height (up to 40 ft.)

Responsibilities

  • Oversee the physical condition of an assigned property portfolio, focusing on building envelope, structural systems, and major building equipment
  • Maintain multiyear inspection schedules for roofs, structural elements, and life-safety systems to keep properties compliant and well-maintained
  • Develop and monitor preventative maintenance programs to reduce unplanned failures and extend asset lifespan
  • Lead capital improvement and repair projects from scoping through completion, including contractor coordination, budget tracking, and quality oversight
  • Build and manage vendor relationships—soliciting bids, negotiating scopes, and ensuring work is completed on time and to standard
  • Lead Facilities Department meetings and report on project status and building conditions to leadership and ownership
  • Partner with the Regional Service Manager and onsite teams on training and best practices for preventative maintenance
  • Ensure compliance with safety standards and building codes across the portfolio
