As a Regional Director, you will be responsible for all aspects of successful property management for a portfolio of apartment properties. This includes overseeing the performance of on-site personnel, ensuring the properties are in compliance with all CWS safety practices, implementing operating policies and regulatory requirements, and keeping the properties clean and in working condition. You will do a great job operating the properties by recruiting, hiring, training, retaining, and leading team members within your assigned portfolio, supporting, mentoring, and training the on-site managers to provide a safe and superior living experience. You will drive the growth and development of team members through providing feedback and coaching, and hold team members accountable for their performance. You will lead and support large teams of property management professionals in the areas of maintenance, leasing, and operations. You will meet objective budgeted financial goals, manage the leasing and operations strategies for a portfolio of multi-family apartment communities, and lease the properties at or above market rate. You will use your knowledge of finance, revenue management, personnel, and project management to ensure the properties meet and exceed specific financial goals. You will effectively manage the property’s controllable expenses as compared to their budget, provide timely notification if variances arise, and action planning to mitigate negative variances. You will keep the communities clean, safe, and functional by conducting regular property inspections to ensure tour path and living conditions are in clean and working order, reviewing safety inspections and incident reports, and addressing patterns or other concerns. You will ensure property presentation meets expectations and is kept a focus, with a specific emphasis on the components of the tour route as well as stale units, and escalate concerns related to the safety and wellbeing of people or property as appropriate. You will provide exceptional customer service by resolving resident complaints in a timely, patient, and professional manner and ensuring service requests are completed in a timely and satisfactory manner. You will maintain four (4) stars or greater on Google for each property within the assigned portfolio and ensure employee engagement is high throughout the assigned portfolio. You will effectively problem solve by having systems in place that provide indication and warning, which enable proactive addressing of issues before they turn into major problems. When problems arise, you will quickly and accurately diagnose the problem, clearly, concisely, and accurately communicate the essence of the issue at hand, clearly, concisely, and expertly recommend a remedy or take action on a remedy as appropriate, follow-up and follow through until all necessary remedies or actions have been completed, and hold yourself and relevant team members accountable to learning from the problem and ensure that similar problems do not occur in the future. You will effectively collaborate with other departments within the Company by establishing and maintaining credibility and trust with corporate departments in areas related to income, expenses, physical issues, personnel, safety, and security.
