About The Position

As a Regional Director, you will be responsible for all aspects of successful property management for a portfolio of apartment properties. This includes overseeing the performance of on-site personnel, ensuring the properties are in compliance with all CWS safety practices, implementing operating policies and regulatory requirements, and keeping the properties clean and in working condition. You will align with and positively influence the CWS Culture, embodying and promoting the CWS Purpose and Values. You will embrace our core values and set an example to the team by demonstrating these values on a daily basis. This role involves leading and supporting large teams of property management professionals in the areas of maintenance, leasing, and operations, meeting objective budgeted financial goals, and managing the leasing and operations strategies for a portfolio of multi-family apartment communities. You will ensure properties are leased at or above market rate, use knowledge of finance, revenue management, personnel, and project management to meet and exceed financial goals, and effectively manage controllable expenses. Keeping communities clean, safe, and functional through regular property inspections and addressing safety concerns is crucial. Providing exceptional customer service, resolving resident complaints, and ensuring timely service requests are completed are key. Maintaining high Google ratings for properties and ensuring high employee engagement throughout the assigned portfolio are also important. You will effectively problem-solve, diagnose issues, communicate clearly, recommend remedies, and ensure accountability for learning from problems to prevent recurrence. Collaboration with other departments within the Company is essential, establishing credibility and trust in areas related to income, expenses, physical issues, personnel, safety, and security.

  • Four-year bachelor’s degree preferred, graduate experience a plus.
  • 10+ years progressive management experience in the multifamily real estate sector.
  • Knowledge of the multifamily industry’s trends, best practices, rules and regulations.
  • Proficiency in Microsoft Office programs (especially Excel) and property management systems such as Yardi or similar software and revenue management systems.
  • Own a valid driver’s license and have current automobile insurance.

Responsibilities

  • Lead and support large teams of property management professionals in the areas of maintenance, leasing, and operations.

  • Lease the properties at or above market rate, for new and existing residents.
  • Use knowledge of finance, revenue management, personnel, and project management to ensure properties meet and exceed specific financial goals.
  • Effectively manage the property’s controllable expenses as compared to their budget.
  • Provide timely notification if variances arise, and action planning to mitigate negative variances.
  • Keep the communities clean, safe, and functional.
  • Conduct regular property inspections to ensure tour path and living conditions are in clean and working order.
  • Review safety inspections and incident reports, and address patterns or other concerns.
  • Ensure property presentation meets expectations and is kept a focus, with a specific emphasis on the components of the tour route as well as stale units.
  • Escalate concerns related to the safety and wellbeing of people or property as appropriate.
  • Provide exceptional customer service.
  • Resolve resident complaints in a timely, patient, and professional manner.
  • Ensure service requests are completed in a timely and satisfactory manner.
  • Maintain four (4) stars or greater on Google, for each property within the assigned portfolio.
  • Ensure employee engagement is high throughout the assigned portfolio.

  • Have systems in place that provide indication and warning, which enable proactive addressing of issues before they turn into major problems.
  • Quickly and accurately diagnose the problem.
  • Clearly, concisely, and accurately communicate the essence of the issue at hand.
  • Clearly, concisely, and expertly recommend a remedy or take action on a remedy as appropriate.
  • Follow-up and follow through until all necessary remedies or actions have been completed.
  • Hold yourself and relevant team members accountable to learning from the problem and ensure that similar problems do not occur in the future.
