About The Position

This is a temporary 10-month term opportunity, with potential for extension. This position has a hybrid work arrangement, with an average of 1 day on-site per week, subject to change due to business priorities. As ATB’s next Real Estate Underwriter, you will play a critical role in driving the growth and credit quality of our real estate lending portfolio. You will collaborate closely with Relationship Managers to evaluate, structure, and execute commercial real estate transactions across Alberta seeking credit solutions for ATB’s clientele. Acting as a subject matter expert, you will assess market risks, property valuations, and borrower financial health to deliver sound credit recommendations with a strong understanding of ATB's credit risk appetite. Beyond your core responsibilities, your expertise will be leveraged by others on the Central Underwriting Team and various ATB project teams. While primarily a non-customer-facing role, you will periodically participate in or lead client meetings. You will report to the Real Estate Director, Central Underwriting.

Requirements

  • 1 to 3 years of experience underwriting commercial business loans.
  • Degree in Finance, Real Estate, Economics, Business, or equivalent experience.
  • Strong financial analysis, cash flow modelling, and real estate valuation skills.
  • Excellent communication skills with the ability to clearly articulate complex credit risks.
  • Proven ability to work independently and manage a high volume of loan files.

Nice To Haves

  • Previous real estate underwriting experience is strongly preferred.

Responsibilities

  • Partner with Relationship Managers to evaluate risk and prepare high-quality credit applications for commercial real estate and construction loans.
  • Perform real estate financial analysis, including NOI stabilization, DSCR sensitivity, and pro-forma projections.
  • Evaluate asset-class trends and analyze third-party reports (appraisals, environmental, and property condition assessments).
  • Ensure all loan recommendations adhere to lending policies, monitoring portfolio health via covenant tracking and early warning signals.
  • Maintain strong working relationships with Sales and Risk teams to ensure flawless deal execution.
  • Efficiently manage a high volume of credit applications while maintaining top-tier quality.
  • Act as an autonomous self-starter recognized by peers as a high-performing lender.
