Requirements

  • A minimum of 1 year of experience in real estate or 120 hours of documented real estate training
  • Ability to understand and work in compliance with federal, state and local laws and regulations specific to the real estate and right-of-way industry, such as the Uniform Act, FERC and NEPA
  • Proficient with standard technology tools such as Microsoft Office and Project
  • Strong communication skills, basic understanding of negotiation and presentation skills, and ability to work flexible hours and effectively with people of all types
  • Ability to work confidently with clients, property owners and occupants
  • Effectively balance office and field work in a collaborative and deadline-sensitive manner
  • Ability to communicate effectively
  • Availability to work flexible hours and coordinate closely with management

Nice To Haves

  • Real estate license in good standing, or equivalent, as required by law
  • Database and GIS familiarity

Responsibilities

  • Provide pre-negotiation project, parcel and property owner due diligence and negotiate for acquisition of rights relative to public or private projects as assigned
  • Review appraisals and research comparable properties, prepare and/or provide QC review of Market Analysis and Waiver Valuations following the Federal and State guidelines as applicable
  • Verify ownership and the extent of interests, prepare offer packages and maintain complete and detailed records/files with owner contacts, agency representatives and project team
  • Prepare non-survey quality maps, drawings, exhibits to provide to Owners to aid in the Agent’s negotiations
  • Communicate effectively with internal staff and external clients
  • Demonstrate strong time management and organizational skills
  • Experience with federal, state, local agencies and private industry guidelines/regulations to educate landowners to effectively facilitate the acquisition/relocation process
  • Knowledgeable in title research and utility acquisition practices for obtaining permanent and temporary easements
  • Be proficient with MS Office (Word, Excel, Outlook, PowerPoint, Power of BI)
  • Experienced with relational databases such as but not limited to ArcGIS Online
  • Conduct research and navigate the Internet efficiently and effectively
  • Read, review and quality check engineering project plans and legal descriptions
  • Draft various types of real estate documents, such as but not limited to deeds, easements, leases, and purchase agreements
  • Be available for travel (in state and out of state) as needed
