About The Position

The Project Manager (PM) supports WHEDco’s Housing and Real Estate Department by developing and managing construction projects at WHEDco’s three mixed-use properties from inception to completion. In coordination with the Director of Housing and Real Estate, the PM will identify and address building and programmatic needs, plan and execute capital work, and use financial and operational data to measure impact, in order to ensure long term physical and financial sustainability.

Requirements

  • Bachelor’s degree required, preferably in real estate development, property management, urban planning, business, or affordable housing.
  • Minimum of two years of relevant professional experience in real estate, construction, property or facilities management, affordable housing, or a related field preferred.
  • Experience working in NYC preferred including familiarity with relevant agencies (e.g., DOB, FDNY, HPD, HDC, HRA) or experience in a role with direct agency coordination, compliance, or reporting.
  • Strong organizational skills, with keen attention to detail.
  • Ability to effectively manage multiple priorities, deadlines, projects, and documentation is essential.
  • Strong project management, financial, and analytical skills.
  • Strong proficiency in Microsoft Office, including Excel, for developing and tracking budgets, and evaluation.
  • Strong verbal and written communication skills.
  • Proactive problem-solver and avid team player.
  • Must have the ability to remain focused in a fast-paced environment.
  • Demonstrated commitment to affordable housing and serving low-income communities.

Responsibilities

  • Manage WHEDco’s capital projects, including new construction and renovations.
  • Assist in securing funding, loan closings, pre-development, design, bidding, contract development, insurance review, budgeting, and construction project management and administration.
  • Coordinate with residents and staff.
  • Assist the Director of Housing and Real Estate with funding requisition processes and overall project tracking and reporting to funding agencies.
  • Serve as a point person for all of WHEDco facility maintenance needs and as a liaison among vendors, project teams, property management, residents, and WHEDco staff to ensure timely completion and achievement of project goals.
  • Coordinate and lead on-site and virtual project meetings.
  • Maintain communication with consultants, design professionals, contractors, trades, funding agencies, and other stakeholders to ensure projects are completed on time and within budget.
  • Represent WHEDco in construction meetings led by property management or third-party consultants.
  • Manage utilities and energy performance across WHEDco’s three properties.
  • Ensure compliance with local laws, the NYC Building Code, and energy benchmarking requirements.
  • Monitor existing energy retrofit projects, including a combined heat and power (COGEN) system, monitor and manage other energy and water saving programs.
  • Manage emergency systems including fire alarm panels, central station monitoring, elevator calling, security, and camera monitoring.
  • Use knowledge of building systems to provide support in the development and maintenance of emergency plans, fire safety plans, as well as business continuity plans for WHEDco’s programs and services.
  • Ensure WHEDco’s buildings are compliant with various funding and regulatory agencies.
  • Support property management in monitoring and removing building violations, including ECB/OATH, DOB, FDNY, DOHMH, and HPD, and recommend operational changes to prevent compliance issues.
  • Support Asset Manager and Director of Housing and Real Estate in identifying issues impacting residents and WHEDco programs and develop capital plans and budgets to address these.
  • Research, recommend, and implement capital projects that enhance energy efficiency, sustainability, and resiliency in WHEDco buildings.
  • In coordination with the Asset Manager, evaluate returns on investment, and the financial and operational impact of work.
  • Engage residents, building maintenance, and WHEDco staff in recycling, waste reduction, and other sustainability practices that can reduce building operating expenses and improve quality of life for building residents and WHEDco clients.
  • Support the Asset Manager and Director of Housing and Real Estate with asset management and compliance projects as needed.
  • Maintain and organize critical asset documentation, including loan documents, insurance records, building plans, regulatory agreements, and capital project records.
  • Assist the Director of Housing and Real Estate with additional projects and strategic initiatives as needed.
