About The Position

The Real Estate Portfolio Manager is responsible for the strategic oversight, financial analysis, and performance optimization of the company's worldwide portfolio of owned land, real estate, and hotel assets. The role establishes and leads the company's enterprise-wide real estate portfolio management capability, providing executive leadership with financial analysis, asset performance reporting, capital allocation recommendations, and strategic guidance to maximize long-term portfolio value. The primary objective during the first year is to develop a comprehensive global property inventory, establish portfolio performance dashboards and reporting, and create a disciplined framework for evaluating the company's real estate investments. This position focuses on portfolio strategy, asset performance, capital planning, and value creation rather than day-to-day property or facilities management. The Real Estate Portfolio Manager provides functional leadership to the Property and Office Coordinator, who manages administrative coordination and project execution across the portfolio.

Requirements

  • Bachelor’s degree in Finance, Real Estate, Business, Economics, or related field required; MBA or advanced degree preferred.
  • 7+ years of experience in real estate portfolio management, asset management, investments, corporate finance, or related fields.
  • Portfolio-level perspective focused on value creation, risk management, and long-term performance.
  • Demonstrated experience managing multi-site and preferably global real estate portfolios.
  • Financial rigor, disciplined capital allocation, and return optimization.
  • Strategic analysis, asset oversight, and executive-level recommendations.
  • Experience with hotel, hospitality, or mixed-use assets strongly preferred.
  • Strong financial modeling, valuation, and analytical skills.
  • Ability to build structure and clarity from incomplete or decentralized data environments.
  • Strong cross-cultural communication and stakeholder engagement skills.
  • Demonstrated ability to operate effectively across multiple time zones.
  • Excellent executive communication, presentation, and influencing capabilities.

  • Advanced proficiency in Excel and financial analysis tools; experience with real estate portfolio systems preferred.

Responsibilities

  • Lead the strategic management of the company’s global portfolio of land, real estate, and hotel assets through financial analysis, asset oversight, and strategic recommendations, subject to executive approval for major capital decisions.
  • Develop sophisticated financial models, valuations, and scenario analyses to assess asset performance, capital allocation alternatives, and investment opportunities.
  • Identify and evaluate opportunities for development, redevelopment, repositioning, leasing, joint ventures, acquisitions, and dispositions to maximize portfolio value.
  • Prepare detailed business cases, investment recommendations, and executive-level reporting on portfolio performance and strategic initiatives.
  • Establish and maintain portfolio KPIs, dashboards, and performance metrics.
  • Evaluate portfolio performance using return-based metrics, including IRR, cash-on-cash return, capital efficiency, and risk-adjusted return measures.
  • Support long-range capital planning, budgeting, and forecasting for global real estate and hospitality investments.
  • Build and maintain a complete and accurate global property inventory, including ownership certificates, title documentation, contracts, leases, technical drawings, site plans, and operational data.
  • Partner with Country Managers and regional leadership to collect, verify, and standardize asset information across all global locations.
  • Develop standardized documentation processes, templates, and governance standards to ensure data consistency, accuracy and integrity.
  • Coordinate with Legal, Finance, and external advisors to validate ownership structures, contractual terms, and compliance requirements.
  • Implement systems, tools and reporting processes to centralize asset data and enhance portfolio visibility.
  • Serve as the primary liaison between headquarters and Country Managers regarding portfolio strategy, asset performance, and capital planning.
  • Collaborate with Finance, Accounting, Legal, Tax, Compliance, and Operations to ensure regulatory compliance, risk management, and financial accuracy.
  • Manage relationships with external advisors, brokers, appraisers, architects, developers, property managers, and hotel consultants.
  • Lead financial and commercial due diligence for acquisitions, dispositions, development projects, and strategic partnerships.
  • Serve as the business owner for company-owned real estate assets, coordinating with third-party property managers, leasing brokers, architects, contractors, and consultants to ensure projects advance efficiently and align with approved business objectives.
  • Oversee leasing initiatives, tenant improvement projects, capital improvement projects, and redevelopment activities from a financial and business perspective while relying on third-party experts for execution.
  • Review project budgets, schedules, leasing proposals, and capital expenditures, providing recommendations and obtaining executive approvals as required.
  • Provide functional direction and priorities to the Real Estate Coordinator to ensure timely follow-up, documentation, communication, and project coordination.
  • Provide asset-level financial oversight of company-owned hotel investments, with a focus on returns, capital planning, and performance optimization rather than daily operational management.
  • Evaluate hotel investment performance, capital improvement plans, and repositioning strategies and return potential.
  • Partner with hotel operators and hospitality consultants to evaluate operating performance, capital investment opportunities, long-term asset value, and strategic initiatives.
  • Monitor hospitality market trends, competitive positioning, and economic drivers to inform portfolio strategy.
  • Monitor market conditions, zoning changes, environmental regulations, geopolitical factors, and economic trends impacting global real estate holdings.
  • Identify, assess, and mitigate portfolio risks related to legal exposure, regulatory compliance, environmental considerations, capital deployment, and market volatility.
  • Support enterprise risk management efforts related to global real estate and hospitality assets.
