About The Position

Rooms To Go is seeking a Real Estate Manager to join their team. The company operates in the Southeast US and Texas with varied store formats and primarily self-develops freestanding retail stores, clearance stores, and distribution centers, though they do operate in a few leased locations. The company has a stable, congenial culture with a flat organizational structure, requiring interaction with senior management and owners. They focus on growing their store base through relocations, expansions, remodels, and rolling out a new store concept. The Real Estate team is responsible for identifying sites, negotiating purchases and leases, and managing zoning and site approvals for the company's real estate portfolio, as well as handling excess real estate.

Requirements

  • Bachelor's degree required, preferably in real estate.
  • 10+ years of proven experience in the SE region of the US in site analysis and real estate acquisition.
  • Strong leadership and self-supervisory skills.
  • Strong reputation in the commercial real estate community.
  • Comfortable with cold calling owners and brokers.
  • Strong interpersonal skills and ability to work as a team player.
  • Strong oral and written communication skills, with a collaborative team focus.
  • Ability to effectively manage multiple priorities.
  • Willingness to spend time in the field on a consistent basis.
  • On-site position with significant travel required.

Nice To Haves

  • Development experience preferred, but not required.
  • Willingness and ability to learn the process of new real estate development is critical for future promotion.

Responsibilities

  • Act as a "Road Warrior" with consistent travel to various markets to work with real estate brokers, maintain up-to-date market knowledge, and identify opportunities.
  • Identify prospective retail and occasional industrial sites to support the Real Estate team's growth strategies and optimize the existing store network.
  • Foster and maintain broker and developer relationships to identify sites for development, including attending local ICSC events.
  • Gather market research for site submittals, including demographic analysis, competition summaries, property records, traffic counts, and planned road improvements.
  • Track competitors' real estate strategies and provide recommendations.
  • Negotiate retail real estate purchase contracts and leases from Letter of Intent (LOI) to final document form, and negotiate terms with property owners for purchases and occasional leases/renewals.
  • Support efforts to lease or sell surplus properties to mitigate occupancy costs and drive profitability.
  • Support the Lease Administration team in documenting and tracking all owned and leased properties.
  • Coordinate development efforts with Real Estate, Construction, Design, Legal, and third-party consultants for new stores, relocations, expansions, and lease renewals.
  • Attend local zoning meetings and hearings to represent the company and gain site plan approvals for new and expansion projects.
  • Maintain the team's Pipeline Report.
