About The Position
Purpose Brands, the parent company of Orangetheory, Anytime Fitness, Waxing the City, and The Bar Method, is seeking a Real Estate Manager to join its team. The Real Estate Manager is responsible for directing, coordinating and integrating the management of the Company’s real estate and property management portfolio.
Requirements
- 5+ years real estate site selection and lease negotiation
- BA/BS or associate’s degree in real estate or related field or equivalent experience
- Analytic and Rent Comp software (Ex: Kalibrate, Buxton, SiteWise, PlacerAI, CoStar or similar)
- Strong knowledge of commercial/retail real estate lease documents and leasing process
- Knowledge of Lease renewal processes, legal requirements and procedures
- Knowledge of basic Lease Administration processes and procedures
- Microsoft Office products
Nice To Haves
- Experience managing retail lease portfolios in multiple states and with multiple landlords.
- Has helpful relationships in place with Landlords and brokers around the US.
- Experience working with Franchisees
Responsibilities
- Executes PB real estate strategy and aligns with strategic company growth goals under the direction of the Senior Director of Real Estate
- Educates franchisees on the overall real estate process and helps maintain realistic expectations with regards to process, deal points, and responsibilities
- Leads efforts required to prepare for Site Approval for new stores, relocations and expansions
- Builds, maintains and manages relationships with regional brokers, landlords and developers for existing and new store pipeline
- Travel and tour key markets with local brokers to gain local insights and understanding of trade areas
- Map proposed growth of all Purpose Brands companies with help from local brokers and Purpose Brands resources.
- Maintains and manages a network of local broker(s) for Purpose Brands
- Negotiates, reviews and approves Letter of Intent (LOI) associated with new locations with Franchisee/Corporate approval
- Manages the flow and status of deals for new and existing locations
- Operates with urgency but without sacrificing quality of service to franchisees or deal terms
- Facilitates franchisee work with local attorneys where requested on new leases and tracks progress
- Prepares and maintains real estate reports as required
- Serves as a primary contact on real estate related matters internally and externally within assigned territory over all brands
- Works closely with Franchise Development team to educate and onboard new Franchisees
- Facilitates, builds and maintains a Real Estate pipeline for of Franchisees within managed territory
- Maintains deal progress from site identification through lease execution
- Operates function within established budget parameters
