About The Position

Bailard, founded in 1969, is an independent, values-based asset and wealth management firm. The Real Estate Associate is a key member of the Bailard, Inc. Real Estate team, reporting to the Senior Vice President of Real Estate. This role is integral to the organization, with a leading part in property-level analytical activities for the Fund’s investments. The position will support both acquisition and asset management disciplines across all property types and geographies. Key functions include underwriting new investments, providing financial analysis for investment-level decisions, assisting with quarterly valuations of existing investments, and collaborating closely with the fund’s portfolio managers. Additional responsibilities include support for real estate-related projects and duties. The ideal candidate is energetic, hard-working, and enthusiastic, seeking a growing team and eager to work closely with experienced real estate professionals.

Requirements

  • Bachelor’s degree required, preferably in Finance, Real Estate, or related field.
  • 3-5 years of work experience in commercial real estate.
  • Ability to communicate effectively both orally and in writing, with the ability to effectively adapt communication to multiple audiences.
  • Strong proficiency in Argus and Excel with experience in discounted cash flow modeling and waterfall structures.
  • Desire to work across real estate disciplines and learn all asset classes.
  • Experience working within the financial services or investment management industry.
  • Intellectual curiosity and demonstrated ability to stay current with technological developments.
  • Strong analytical thinking and problem-solving skills.
  • Ability to work independently and as part of a team.
  • Desire to travel and cover markets nationally.

Nice To Haves

  • Prior experience working in the Financial Services Industry, specifically in Real Estate.
  • Knowledge and understanding of SEC regulatory requirements and the technology required to meet those requirements.

Responsibilities

  • Conducting financial analysis for potential acquisitions, including creating and modifying Argus and Excel models, discounted cash flows, and partnership waterfalls.
  • Coordinate due diligence with legal counsel, third-party consultants, investment brokers, and lenders.
  • Compile market research necessary for acquisition assumptions, including lease and sales comparables, competitive sets, development pipeline, and other market data as needed.
  • Support and lead ongoing asset management initiatives including new lease negotiations, execution of capital plans, property financings, development asset draw schedules, and hold/sell analysis for exit scenarios.
  • Interface with third-party stakeholders including leasing brokers, property managers, and joint venture partners to create and enact asset-level business plans.
  • Manage quarterly valuations of existing assets via third-party appraisals.
  • Prepare internal investment memos for acquisitions, dispositions, financing, and refinancing.
  • Provide oversight and support for junior team members.
  • Additional duties as required by the Real Estate team.
