About The Position

This role is for a Purchasing Manager in New Home Construction. The manager will assist the Purchasing Director with implementing new subcontractors, managing options mapping and new community build-outs, and ensuring budget accuracy by scrubbing jobs. Key responsibilities include negotiating subcontractor pricing to achieve cost reductions, identifying qualified trade partners for cost-effective and quality construction, and participating in reporting for the Net Plus Contract Program. The role also involves updating approved bid lists and performing other assigned duties.

Requirements

• At least two (2) years of experience in estimating or purchasing for a production residential builder
• MS Office and proficiency with spreadsheets
• Self-motivated with attention to detail, positive attitude and ability to work as a team member
• Organization and time management skills are a necessity
• Exceptional communication skills -- both written and verbal
• Comfortable presenting ideas and solutions to leadership and key business partners
• Strong attention to detail
• Ability to establish and maintain strong relationships
• Proficient in MS Excel, PowerPoint, and Word
• Valid Driver's License

Nice To Haves

• Bachelor's degree preferred, but not required
• Experience with New Star Enterprise or Equivalent Software and electronic take off (preferred) but not required

Responsibilities

• Assist Purchasing Director with implementation of new subcontractors
• Implement options mapping and new community build out as laid out by Purchasing Director
• Scrub jobs to ensure budget accuracy
• Negotiate subcontractor pricing to achieve cost reductions
• Find qualified trade partners who can provide cost effective construction and quality
• Participate and prepare reporting, tracking and rebate information on Net Plus Contract Program
• Update approved bid lists
• Perform all other duties as assigned
