As a Purchasing Manager working for Taylor Morrison, you will manage the purchasing and cost estimating functions from product development through construction. You will initiate, negotiate, and contract for all labor and materials associated with the construction of homes. This role involves configuring and inputting house budgets, options, and area figures, ensuring material takeoffs are correct and complete, and setting direction on pricing methodology and procedure. You will maintain contracts, bidding documents, and required insurances for subcontractors, establish and maintain the Scope of Work for all construction phases, and define service level needs and evaluation criteria for building products, subcontractors, and material suppliers. Additionally, you will source new and better products, subcontractors, and material suppliers, and be responsible for the accuracy and completeness of plans and specifications. You will manage the non-standard option pricing program (if applicable), enter job-specific pricing into the reporting system, and issue initial purchase orders. Ensuring that plans, specifications, scope of works, and current house budgets (including standard and non-standard options) are included in the Builder “Start” packages is crucial. You will be responsible for bid variances and value engineering of products, and will regularly monitor and report on subcontractor and material cost changes, as well as construction costs by plan. You are willing to perform other duties as assigned.
