About The Position

Tim Lewis Communities is seeking a temporary Purchasing Agent to support new project initiatives for an estimated duration of 2 to 4 months. The role involves soliciting and analyzing subcontractor bids, negotiating pricing, processing contractual paperwork, resolving subcontractor issues, identifying cost savings through value engineering, and sourcing/pre-qualifying new subcontractors. Requirements

  • High School Diploma (GED) required.
  • 4 years of direct experience in the Homebuilding industry required.
  • High level of organization, time management, and attention to detail.
  • Proficiency in Microsoft Outlook (email, calendar, Teams meetings).
  • Intermediate to Advanced skills in Microsoft Word and Excel.
  • Experience with DocuSign.
  • Ability to perform basic mathematical calculations (add, subtract, multiply, divide), compute rate, ratio, and percent, and interpret bar graphs and pie charts.
  • Ability to read, analyze, and interpret complex instructions, correspondence, policies, procedures, technical journals, financial reports, and legal documents.
  • Ability to write routine reports, correspondence, and e-mails.
  • Ability to effectively present information and respond to questions in one-on-one and small group situations.
  • Ability to solicit subcontractor bids, analyze bids, and select top candidates.
  • Ability to negotiate pricing.
  • Ability to process contractual paperwork.
  • Ability to resolve subcontractor issues.
  • Ability to seek out cost savings through value engineering.
  • Ability to source and pre-qualify new subcontractors.

Responsibilities

  • Solicit subcontractor bids (base and options), analyze bids, and select top candidates based on construction, customer service ratings, and pricing.
  • Negotiate pricing to meet Company budgets.
  • Process all contracts via DocuSign, track progress until returned, and save completed contracts.
  • Maintain community subcontractor list.
  • Maintain Vendor relationships, source and pre-qualify new subcontractors, including checking references.
  • Resolve subcontractor issues such as delays, specification changes, or PO questions.
  • Work with Sales and Designers to create and maintain Options.
  • Maintain community Browse Book.
  • Price and process Non-Standard Option (NSO) requests.
  • Analyze cost increases and negotiate best pricing.
  • Process cost changes and update Estimating Worksheets.
  • Seek out cost savings through value engineering by evaluating alternative products that provide the same quality at reduced prices.
  • Work with Purchasing Manager to maintain and update Purchasing Procedures.
