About The Position

As an integral member of the Service Team, the Punch Tech primarily completes service requests, performs punch-outs, and performs preventive maintenance as directed by the Service Manager. This role involves a variety of tasks to ensure apartment homes are ready for new residents and the property is well-maintained. The technician will also be responsible for groundskeeping, painting, pressure washing, and assisting with pool maintenance. Occasional duties outside of the routine work may be assigned, and adherence to all company policies, including Life/Safety, Mold and Mildew, Uniforms, and Bedbugs, is required. The position also requires the use and maintenance of a back blower and checking storm drains. The technician must be able to assist with resident move-outs and evictions, and may be requested to help at other properties, including being on call. A valid driver's license and reliable transportation are necessary for this role.

Requirements

  • High School diploma or GED
  • Good writing skills required for filling out work orders
  • General good health with the ability to climb ladders, enter attics, move appliances, and perform other normal activities associated with apartment maintenance.
  • Personal grooming, dress, and appearances in keeping with normal expectations for maintenance professionals.
  • Can assist Community Manager and/or Assistant Manager in all duties, which he/she may be assigned which may include flex hours outside of published office hours.
  • Successful completion of all in-house training programs related to the service level as defined in the IPM Management Service Policies and Procedures manual.
  • Must possess valid documentation to establish identity and U.S. employment eligibility.
  • Submission to, and ability to pass, a thorough pre-employment background check and drug screening is a requirement for employment.

Nice To Haves

  • A minimum of one year of experience in apartment maintenance.
  • Experience in dealing with the general public is helpful.
  • Trade school courses in HVAC, electricity, plumbing, etc., preferred.

Responsibilities

  • Perform make ready of vacant apartment homes, including maintenance, painting, and cleaning.
  • Complete the “Apartment Punch-Out Maintenance Report” accurately and provide to the Service Manager.
  • Report any utility outages immediately to direct supervisor.
  • Complete service requests as directed by the Service Manager.
  • Log and complete requests on mobile devices.
  • Make Service Manager aware of any concerns noted in apartment homes that may require follow-up.
  • Perform preventive and routine maintenance tasks as directed by the Service Manager.
  • Walk exterior of property daily, picking up trash and debris.
  • Run compactor as needed.
  • Empty trashcans in common areas daily.
  • Regular cleaning of trash rooms and/or pressure washing of compactor rooms.
  • Maintain, clean, and organize storage areas.
  • Ensure amenities and common areas are clean and free of trash and debris.
  • Report any vandalism, broken windows, broken lights, or broken doors/gates identified during daily walks.
  • Keep curbs and speed bumps painted neatly.
  • Paint Handrails.
  • Pressure wash porticos, breezeways, sidewalks, trash pads, and other applicable surfaces.
  • Daily clean and organize pool area and furniture.
  • Assist in moving residents’ furniture and personal belongings during evictions.
  • Help remove trash from apartments after resident move-out.
  • Use and maintain a back blower to blow streets, parking lots, and breezeways.
  • Check and clean storm drains as needed.
  • Perform occasional duties outside of routine work as assigned by Property or Service Manager.
  • Provide additional services during times of inspections.
  • Rotate for grounds on weekends.
  • May be requested to help at other properties, including being "On Call".
  • Follow and adhere to all company policies including Life/Safety, Mold and Mildew, Uniforms, Bedbugs etc.
  • Adhere to the handheld telephone policy and ensure phone is charged and operational daily.
